The neighborhood’s collection of ranch-style homes and snout houses is more wallet-friendly than what buyers can find downtown. Most homes date to the 1960s or ’70s and are priced in the low-to-mid $100,000 range. Properties include attached garages and fenced backyards, and some also come with covered patios or carports. Lot sizes measure just under a quarter acre on average. Paved sidewalks, looping roads and cul-de-sacs make this a walkable neighborhood. Residents can easily access the shopping center, Peary Elementary and Cowan Park on foot.

The Circle commute to Tulsa
I-44 and Route 169 converge along the neighborhood’s northwest edge, offering quick access to the city’s amenities. It takes residents about 15 minutes to drive to downtown Tulsa and 10 minutes to reach the airport. There are also MetroLink Tulsa bus stops along South Garnett Road and East 21st Street for folks who prefer not to bother with cars.
Crime
Though the CAP Index gives Magic Circle North a crime score slightly higher than the national average, it’s worth noting that the score is still relatively low compared to downtown Tulsa.
