The local elementary school sits in the center of Magic Circle North, a Tulsa neighborhood at the junction of US Route 169 and Interstate 44. Situated east of downtown and the Mingo Valley, the area is home to numerous Hispanic restaurants and a one-stop shopping center. Attractive price points, a well-maintained network of walkable streets and proximity to Peary Elementary give the Oklahoma neighborhood unique appeal for young families. “You’ve got a lot of inexpensive starter homes in there,” says Dustin Moseley, Realtor with Keller Williams Preferred and owner of Big Guy Home Team.

Peary Elementary School, where local students begin their academic journeys, is in the heart of the neighborhood on East 17th Street. Peary focuses on socio-emotional development and family engagement to provide a well-rounded education. Next comes East Central Middle School and High School, both nearby. The high school offers paid internships to seniors through its partnerships with Choose Aerospace and Spirit AeroSystems so that students interested in air- and spacecraft manufacturing can get a head start on their careers. All these schools have a Niche grade of C-minus.

After-school fun at Cowan Park

Cowan Park’s tennis courts, baseball field and playsets are steps away from Peary Elementary, making it convenient for students to congregate after school. There are also picnic tables available for weekend gatherings. A 15-minute drive on Interstate 44 and Riverside Drive leads to the Gathering Place, Tulsa’s 66-acre community park.

In the southeastern corner of Magic Circle North, Cherokee Shopping Center boasts several retail options and restaurants that showcase the neighborhood’s Hispanic flair. Dos Amigos and Revilla’s Boots sell western-themed apparel and footwear. Diners can sample the birria at Don Pollo, Las Lomas and Rodrigo’s Taco Shop to determine which one makes the best of the “res.” A short jaunt up South Garnett Road leads to Taqueria Express #1, a food truck serving street tacos, rice and beans in gigantic portions. Nearby, Supermercados Morelos offers weekly specials on quality meat, produce and grocery items.

Snout houses with garages on walkable streets

The neighborhood’s collection of ranch-style homes and snout houses is more wallet-friendly than what buyers can find downtown. Most homes date to the 1960s or ’70s and are priced in the low-to-mid $100,000 range. Properties include attached garages and fenced backyards, and some also come with covered patios or carports. Lot sizes measure just under a quarter acre on average. Paved sidewalks, looping roads and cul-de-sacs make this a walkable neighborhood. Residents can easily access the shopping center, Peary Elementary and Cowan Park on foot.

The Circle commute to Tulsa

I-44 and Route 169 converge along the neighborhood’s northwest edge, offering quick access to the city’s amenities. It takes residents about 15 minutes to drive to downtown Tulsa and 10 minutes to reach the airport. There are also MetroLink Tulsa bus stops along South Garnett Road and East 21st Street for folks who prefer not to bother with cars.

Crime

Though the CAP Index gives Magic Circle North a crime score slightly higher than the national average, it’s worth noting that the score is still relatively low compared to downtown Tulsa. The risk of property-related crime is higher in neighborhoods where the median household income is significantly below the US average, and Magic Circle North fits that description. The neighborhood association participates in the Alert Neighbors campaign, a crime prevention program fostering collaboration and conversation among locals.
