Convenient location, competitive prices
On Tulsa’s northeast side, Maxwell is hemmed in by convenience points. Interstate 244 snakes through its southern end, two popular parks punctuate its residential streets, and a couple of foodie magnets that residents would likely describe as untapped treasures line its borders. Plus, it’s only a 10-minute drive from downtown Tulsa, meaning a reservoir of entertainment options is always within reach. “Its location is certainly part of its appeal, but homebuyers are also drawn here for the prices,” says Julio Arias Lopez. The bilingual Realtor with Fathom Realty has more than five years of local experience. He says many of his clients are interested in this part of the city because the homes here often sell for under the Tulsa median. Lopez: “It’s a good place to start if you’re looking for a first home because these are smaller homes and sale prices are pretty reasonable.”
Quaint midcentury homes
The two and three-bedroom ranch-style bungalows lining Maxwell’s quiet residential streets sit on broad, simply landscaped lots shaded by established trees. Many feature low-chain link fences and aluminum carports. Prices here run from around $90,000 to a little more than $120,000, well under the median for Tulsa, which hovers around the $219,000 mark. “These are a little older, a little less updated sometimes,” says Lopez of Maxwell’s mix of vinyl, wood and brick-clad bungalows built in the 1950s and ‘60s. “But there are quite a few homes that have been updated here recently, so prices are definitely increasing,” he says.
Tulsa schools
Neighborhood kids are served by schools in the Tulsa Public Schools system. Many go to Owen Elementary, which earned a C-minus grade from Niche in 2024, between preschool and fifth grade. Older students go to Will Rogers Middle and High School between sixth and 12th grade. The middle school also earned a C-minus from Niche, while the high school earned a B. In 2017, Architectural Digest awarded Will Rogers Middle and High the title of Oklahoma’s most beautiful school for its grand Art Deco design. Will Rogers high schoolers interested in cybersecurity can apply to participate in the Cybersecurity Career and Technology Education program, in which they can take entry-level courses in the field through the school’s partnership with the University of Tulsa.
Two local parks
Maxwell Park, off North Canton Avenue at the north end of the neighborhood, offers everything from a seasonal splash pad, a disc golf course, a cherry-red-and-butter-yellow playground to a grassy field often used for youth soccer leagues and a concrete basketball court. It’s also connected to a library with free-to-use computers for school assignments or research, regular group story times and other programming for kids from youngsters to teens. Lantz Park is on Maxwell’s eastern-central side, off North Braden Avenue. There, kids can burn off some energy on the sky-blue-and-butter-yellow playset or play a game of catch on the enclosed baseball field.
Convenient to everyday essentials
For a sugary snack, zip over to Brown’s Donuts, a family-owned shop that serves donuts of all kinds, from classic glazed to decorated cake. But get there early; Brown’s is known to sell out quickly. There’s a Sonic and a QuikTrip at the south end of the neighborhood, both off I-244. White Crow Tavern, a few blocks east of Sonic, is a full-service bar with specials seven days a week. On Tuesdays, stop by for $3 tequila shots. The bar also offers billiards tables and a vintage jukebox. At Corner Café, in the southeast corner of Maxwell just a block north of the QuikTrip, locals can enjoy classic diner fare, including all-day breakfast. For groceries and other everyday essentials, there’s a Warehouse Market and a Family Dollar less than a minute away from the café. The closest Walmart Supercenter is less than 3 miles southeast, across I-244. The drive takes less than 10 minutes, depending on traffic.
Getting around Tulsa
Stops along the Tulsa Transit bus line are positioned at intervals along North Yale Avenue on the neighborhood’s west side and East Pine Street on its north side, making it easy to get around the city even without a car. Interstate 244 bustles by Maxwell’s southern edge. Downtown Tulsa is a quick 10-minute jaunt west down I-244. The Tulsa International Airport is less than 10 minutes away, too, just 3 miles northeast of home.
