North of downtown Tulsa, surrounded by opportunities

Situated halfway between Tulsa International Airport and Tulsa’s downtown districts, North Evanston Place boasts an enviable location. However, attractive home prices are the main draw for first-time buyers and investors. “When you get to those areas north of 244, houses are going to be more affordable,” says Stephen Hester, real estate agent with Coldwell Banker Select and host of YouTube’s Stephen Talks Oklahoma. “Plus, it’s close to Tulsa Zoo and Tulsa Community College.” Warehouses and industrial manufacturing facilities take over the landscape nearest the Cherokee Expressway, creating close-to-home job opportunities for residents.

Many neighborhood homes are within walking distance of the school, which is adjacent to Clinton Park. Springdale Park bursts with color

Clinton Park occupies a breadth of land adjacent to the elementary school, giving students a place to run around when classes let out for the day. Tulsa Educare, an early childhood school, occupies the center of the space, which also includes a baseball field and basketball court. The vibrant playground equipment and two-tiered picnic pavilion bring eye-popping whimsy to Springdale Park at the corner of Pine Street and Lewis Avenue. The park is within walking distance of many North Evanston Place homes, but there’s ample parking for those who prefer to drive.

Single-story bungalows and ranch-style homes

Tulsa’s northeastward expansion resulted in a latticework of residential streets stitched with single-story bungalows and ranch-style homes. Most builds date to the 1940s and ’50s, occupying lots measuring between 5,000 and 8,000 square feet. Mature tree growth lends privacy and shade to the postage-stamp-sized yards, and paved driveways keep cars off the streets. A tiny bungalow that needs major renovations might sell for $85,000, while a remodeled 2-bedroom, 2-bath ranch fetches $150,000.

BBQ throwdown at Big Daddy’s and Rubicon

Rubicon might be the only barbecue restaurant in the world to give top billing to its smoked potatoes. Granted, these go beyond the basic garden-variety spuds — each one comes topped with cheese, ranch dressing and barbecue sauce, accompanied by a side salad and toast. Available toppings include hot links, chicken, pulled pork and brisket. On the other side of the neighborhood, Big Daddy’s BBQ attempts to give Rubicon a run for its money, offering an assortment of smoked meats, sandwiches and hot entrees. From Big Daddy’s, it’s a short trip down North Lewis Avenue to Springdale Shopping Center. The roadside mall features a clothing store, a beauty supply shop, a cannabis dispensary and a Save-A-Lot grocery store.  Groceries are also available at Supermercados Morelos on North Harvard Avenue.
