Only 6.8 miles from downtown Tulsa, Sonoma-Midtown is a residential neighborhood conveniently surrounded by shopping and dining opportunities – residents don’t have to travel far for everything they need. As more and more people move to the area, newer homes pop up and commercial spaces expand. “Oklahoma is going through a lot of revitalization, especially in Tulsa,” says Rosalind Williams, a real estate agent with Keller Williams Advantage who has 6 years of experience in the Tulsa area.

Blocks of one-story homes

Sonoma-Midtown is mostly made up of gridded streets lined with single-story houses. Homebuyers can find ranch-style homes, bungalows and prairie-style homes for a decent price, depending on size and age. Older homes that are around 1,000 square feet will go for around $220,000 to $300,000, while more modern ones that are 1,500 to 2,000 square feet can cost anywhere between $260,000 and $425,000. Most of these properties have tiny garages and small front porches. Small Craftsman homes with gabled roofs are also found in the neighborhood with roughly 1,800 square feet and priced around $200,000 to $250,000.

Commercial hubs down South Harvard and South Yale avenues

Shopping in Sonoma-Midtown is easy. Despite its primarily residential makeup, the neighborhood is centrally located near a lot of retail options. Commercial stores and restaurants are lined all up and down South Harvard Avenue. Ranch Acres East Shopping Center at the intersection with East 31st Street has a Walmart Neighborhood Market and Natural Grocers for residents to get their grocery shopping done. The area also has several local restaurants when it's time to grab a bite to eat. Start the day with Tim’s Midtown Diner and their breakfast platters, or savor the flavor of a New York-style pizza at Umberto’s Pizza. Further north right before US Route 64, there’s a shopping center with an Aldi’s, Dollar Tree and other supplies stores to help with daily essentials. At the other end of the neighborhood, Southroads Shopping Center is on the other side of South Yale Avenue. This area has every big-box store imaginable, from Michaels and Ross to Bath & Body Works and Barnes & Noble. For even more shopping and dining opportunities, residents can travel into downtown Tulsa and see all that the city has to offer.

Attending Tulsa Public Schools

Families living in Sonoma-Midtown can trust Tulsa Public Schools with their children’s education. Patrick Henry Elementary School may have a C grade on Niche, but it maintains average test scores and even has a music program that follows a curriculum set by Carnegie Hall. From there, students can attend Thomas Edison Preparatory Middle and High School. The middle school has a B Niche grade, while the high school maintains an A-minus. “There are kids that come from all over, with different nationalities going to the school,” Williams says. Ranked No. 8 in Best Public High Schools in Tulsa Area, Edison offers over 40 pre-AP and AP courses and a pre-engineering program that aligns with Tulsa Tech.

Recreation at Whiteside Park and Community Center

When residents need a breath of fresh air, Whiteside Park offers plenty of opportunities for outdoor recreation. Little ones can play on the playground, and anyone can practice their skills on the tennis court. Go for a stroll along the walking trail and use the outdoor exercise equipment stationed throughout. In the warmer months, go for a swim in the pool or cool off at the splash pad. For indoor activities, Whiteside has a community center with a full indoor gym and fitness classrooms. Participate in one of the many seasonal programs like the pickleball sports league or children’s camps. Residents can also travel a little outside the neighborhood to get to Highland Park and Darlington Park for their amenities and green spaces.

Highway commutes and public bus access

Most people living in Sonoma-Midtown rely on their own vehicles to get places. With US Route 64 at the top of the neighborhood and US Interstate 44 nearby, residents can easily hop on and get where they need to go. Public transportation can be found along the perimeter of the neighborhood for those who need it. Bus stops are located all along South Harvard Street, East 31st Street, South Yale Street and East 41st Street. For far-away trips, Tulsa International Airport is only 11 miles north.
