Tulsa’s southward expansion has created an ever-increasing network of desirable neighborhoods, each with its own selling point. Major highways border some communities; others sit on the fringes of the Arkansas River or offer well-appointed city parks. South Peoria can claim all three. “It’s kind of sandwiched in between there — you have access to the nation’s number one free park, and you’re just down the road from the Tulsa Hills shopping center,” says Adriana Fout, owner and managing broker for Elevate Realty. Access to Riverside Drive and Interstate 44 help the neighborhood’s stock rise even further. “I have several rental properties in South Peoria, and I sell a lot in that area,” Fout says. “It’s probably one of our hottest areas because it’s accessible to everything.”

River Parks offer waterside trails for cycling, jogging
Tulsa’s River Parks Authority maintains 26 miles of asphalt-paved trails along the banks of the Arkansas River. Two of those miles border South Peoria, offering opportunities for cycling, walking and jogging. Separate paths for cycling and foot traffic meander past sculptures of frolicking animals, including a rendering of a mama bear and her cubs atop a cascading stone fountain. Along the way, the trails pass through Johnson Park, a riverside green space featuring a playground and sports fields. Mature trees cloak the picnic area and playground in cooling shade at dog-friendly Heller Park, which also features tennis and basketball courts. Members of the Southern Hills Country Club can access an 18-hole PGA Championship course. The neighborhood is 3 miles south of the Gathering Place, the crown jewel of Tulsa’s recreational offerings. The 70-acre space is impeccably landscaped and features innovative playgrounds, ponds, walking trails and a sensory garden.

Lacing up for the Route 66 Marathon
The River Parks system hosts festivals throughout the year. A few, like the July Fourth Folds of Honor FreedomFest celebration and Tulsa Oktoberfest, take place in River West Festival Park, about three miles away on the other side of the river. November’s Route 66 Marathon starts in downtown Tulsa and cruises along Riverside Drive for several miles. While the course doesn’t extend into South Peoria, area traffic is affected by the event, which also includes a relay, a half marathon, a 5K and a fun run. The most extensive collection of Judaica in the American Southwest is housed in the Sherwin Miller Museum of Jewish Art, a brick-and-glass edifice off East 71st Street. Another interesting local attraction is the Vintage Sewing Center and Museum, where visitors can use vintage and antique sewing machines, sign up for classes and learn about the history of this practical device.

Residential area with condos, investment properties and remodels
A blend of condos and single-family homes populates South Peoria's numerous subdivisions. Many structures are well-established, dating from the 1950s to the '80s. Home prices are slightly low by Tulsa standards. While the median home price in the Tulsa metro area is currently around $260,000, the median price for a home in this neighborhood is $209,000. The area is primarily residential, with more apartments than homes, and most residents are renters. However, buyers can choose from various styles to find a home that suits their budget. Condo prices start at $40,000 to $90,000 but can climb past the $200,000 mark. Small bungalows and investment properties might cost $150,000 to $200,000. Ranch-style homes from the 1950s, some featuring brick construction, are priced in the $200,000 to $300,000 range. Larger contemporary homes, some new and some remodeled, occupy spacious lots near the Southern Hills Country Club golf course. These builds typically command prices in the $325,000 to $550,000 range, but some estates are priced at $1 million and up. More than half of the neighborhood's residents rent rather than own, and several apartment complexes occupy space along Riverside Drive. Single-family homes are often available to rent as well.

Getting an EDGE at Memorial High School
Students can attend Marshall Elementary School, which is about a half-mile east of River Parks on East 56th Street and gets a C-minus from Niche. Special programs include a flag football league held at the Tulsa Dream Center after school. Memorial Middle School, which also receives a C-minus, hosts a Special Education Transition Fair to help special-needs students transition between grades and prepare for life beyond the classroom. At the C-plus-rated Memorial High School, students can participate in the EDGE (Earn a Degree Graduate Early) program, obtaining an associate degree from Tulsa Community College with their high school diploma. South Peoria is also home to Metro Christian Academy, an A-rated private school hosting students from pre-kindergarten through high school. Oral Roberts University is a globally recognized Christian college with a flagship campus that operates about a mile away.
Marshall school is located directly off Peoria in Tulsa.
Memorial High School is located next to LaFortune Park in Tulsa.
Carnegie School is located in midtown Tulsa and teaches Elementary aged children.

Retail and restaurant activity on South Lewis Avenue
Shopping centers, restaurants, banks and pharmacies line both sides of South Lewis Avenue, a thoroughfare that bisects the neighborhood near Southern Hills Country Club. Shoppers will find thrift stores, consignment shops, fitness centers, salons, cannabis dispensaries, Mexican restaurants and more along this stretch. At Brook Plaza on South Peoria Avenue, Supermercados Morelos sells fresh produce and other groceries alongside Auto Zone and Dollar General. Braum’s, a local chain, tempts ice cream lovers to indulge their sweet tooth at two locations, one across from Brook Plaza and one on East 71st Street near the River Parks Bear Fountain.
