Quiet, convenient neighborhood on the Deschutes River
Named for the Deschutes River, which cuts through the heart of the neighborhood, Deschutes is a place that’s all about location. This northeast Tumwater community is close to historic downtown Olympia as well as the sprawling retail district of central Tumwater. The neighborhood itself is mostly residential, and has been built up in stages over the course of the past century. “It’s nice because it’s close to the capital, but you can still find modern homes and larger lots,” says local Realtor and longtime South Sound resident Rebecca Champagne-Bingaman of Castle Realty. “There’s a lot of residential development going on in the area, which makes sense. The location is great, you’ve got river access, and there are some really nice parks in and around the neighborhood.”

From historic craftsman bungalows to modern homes
Deschutes’ housing stock is noticeably more varied than most neighborhoods in greater Olympia. The neighborhood is home to 1900s-era Craftsman bungalows and midcentury ranch-style homes on its north side and a variety of contemporary homes on the south side. Both north and south Deschutes have a decent amount of forest, and even newer developments tend to feature prominent old-growth woods. Cozier midcentury properties usually sell for $450,000 to $600,000, while more spacious modern builds are valued at $600,000 to $800,000. The neighborhood has a CAP Index crime score of 2 out of 10, well below the national average of 4 out of 10.

Close to downtown Olympia
Living in Deschutes means having easy access to shopping and dining options in Tumwater and downtown Olympia. There isn’t much retail in the neighborhood’s immediate vicinity, with the exception of a Safeway and a small retail corridor just northwest of the neighborhood. That said, two of the largest commercial areas in greater Olympia are within a 10-minute drive of most of the neighborhood. To the north, downtown Olympia is the heart of the regional arts, entertainment and dining scenes. The area hosts a number of festivals throughout the year and is home to the renowned Olympia Farmers Market. To the west of Deschutes, central Tumwater has multiple big box stores, including Costco and Fred Meyer, along with an assortment of casual eateries.

Deschutes River activities and Pioneer Park
As the neighborhood's name suggests, the Deschutes River plays a sizable role in life here. Fishing and kayaking are both popular pastimes, and when the weather gets nicer locals start getting their tubes out. “People love floating the river in the summer, and Pioneer Park is the perfect starting point,” says Champagne-Bingaman. The park also hosts local soccer, baseball and softball leagues, and features a network of mixed-use trails great for both walking and biking. Just west of the park, the Tumwater Valley Golf offers 20 holes, many of which run along the Deschutes River.

A bit of a drive to public schools
Deschutes’ public schools are part of the Tumwater School District, which is a minor annoyance for some residents. While the district is highly rated—it scores a B-plus grade on Niche—many homes on the north side of Deschutes are within a few blocks of Olympia School District’s Pioneer Elementary and Olympia High, while the schools that actually serve the neighborhood’s children are a 3- to 6-mile drive away from the same area. Tumwater Hill Elementary has a B grade on Niche, while Tumwater Middle School has an A-minus. A.G. West Black Hills High School has a B grade and offers college credit classes through a partnership with South Puget Sound Community College, which has a campus on the Tumwater-Olympia border.

Close to the I-5 and Capitol Boulevard
Capitol Boulevard is less than a mile west of the neighborhood and runs from central Tumwater to Downtown Olympia. The nearest on-ramp to Interstate 5 is also less than a mile west of the neighborhood, making for straightforward commuting around the greater Olympia area. Buses operated by Intercity Transit run along North Street and Henderson Boulevard.
Capitol Boulevard is less than a mile west of the neighborhood.
Olympia is well served with public transportation.

Pioneer Park's Dog Days
The Tumwater Valley Golf Course hosts the Tumwater Family Festival and a fireworks show every fourth of July. Every June, Pioneer Park hosts the local Dog Days festival, celebrating man’s best friend with a costume contest and dog show, among other events.
