From its historic homes to its participation in the iconic Azalea & Spring Flower’s Trail, Tyler’s Azalea District continuously finds itself at the center of Tyler’s biggest attractions. “The Azalea District is rich with heritage and life,” says Karla Hutchinson, local Realtor with Coldwell Banker Apex. “It's been there a long time, which shows because the older homes have a ton of character. There are brick streets and residents feel really strong about keeping them brick.” While the eclectic mix of houses dates back to the early 1900s, residents of all ages have kept the community fresh. Afternoons are spent walking to nearby green spaces such as Bergfeld Park, where a newly constructed amphitheater hosts year-round shows. Local restaurants are also just a walk or quick drive away, and residents can return from their nights out on the town to a community that has stood the test of time. “Many of the older homes have front porches for homeowners to enjoy and the neighborhood is very walkable,” says Amanda Heterich, Executive Director of Historic Tyler. “There’s a real sense of belonging and community here.”

An eclectic mix of architectural styles on brick-lined streets
This neighborhood contains the largest residential concentration of early to mid-20th-century builds in Tyler. Many of the homes were built during the population boom that followed the discovery of oil nearby. Today, a wide variety of architectural styles lines the brick streets. Tudor Revivals with pitch-gabled roofs sit next to stately Colonial Revivals with brick exteriors. Craftsman-style cottages are popular in the northern section of the neighborhood, while ranch-style builds fill in the gaps. Homeowners take pride in their landscaping, and many lawns feature colorful flowers with towering oak and pine trees. While the house’s historic nature is undoubtedly an attractive feature, they do require some upkeep. “It's very diverse with lots of different building styles,” says Myriah Boles, local Realtor with Standard Realty Group. “However, there is an inspection report, so you have to be okay with being handy in order to get your house up to code.” Prices generally range from $250,000 to $400,000, with larger, updated estates pricing between $500,000 and $700,000.

Bergfeld Park is the hub for recreation
Bergfeld Park anchors recreation within the neighborhood, and visitors will find an array of amenities ranging from tennis courts and splash grounds to a skatepark. The park’s newly completed amphitheater hosts the East Texas Symphony Orchestra for a free evening of classical music. Other events include a spring movie series and 5k races. The Azalea District is famous for its colorful flowers and well-manicured lawns, but the Pyron Garden stands above the rest. This privately maintained residential garden features colorful flowers, towering trees and a walking path that meanders through streams and sculptures. Brady’s Coffee Shop has, since 1996, provided a welcoming space for people to visit, read and enjoy a hot cup of coffee right in the neighborhood. The walls are lined with creative exhibitions by local artists, and the shelves are stacked with books and poetry. Brady’s is one of the few commercial spots in the district, although residents are close to popular eateries in downtown Tyler. The Rose Capital of America
Tyler is known as “The Rose Capital of America,” and The Azalea District is a big reason why. Every spring, the neighborhood blossoms during the Azalea & Spring Flower Trail. The celebration winds through 10 miles of residential gardens and historic homes with colorful azaleas, tulips and roses on full display. Carriage rides are a popular way to experience the full bloom and run Thursday through Sunday during the event's weekends. Another popular gathering is the Tyler Rose Festival, a tradition that has only grown since its beginnings in 1933. The festival is held every October and includes events like the Queen’s Coronation and Rose Parade. It is capped off with the Rose Festival Arts and Career Fair.

Recently renovated Tyler public schools
The Tyler Independent School District has dedicated lots of time and money to updating its campuses. The neighborhood’s younger residents follow an education pipeline that runs through Bell Elementary, Hubbard Middle School and Tyler Legacy High School. Tyler Legacy High School received a total renovation and opened its doors in 2021. Similarly, Hubbard Middle School will welcome students to its new campus in August 2024. All three schools received an A-minus rating on Niche. Good Shepherd School is an A-rated private education option for parents to consider. Tyler Junior College and The University of Texas at Tyler are nearby and feature multiple associate, undergraduate and graduate degree programs.

Walk or drive throughout Tyler
Residents here prefer to get around on foot. “You can walk to the coffee shop or the park,” Heterich says. “Families like to get out and get some exercise.” Those traveling farther are just a mile from the city square and 8 miles from Tyler Pounds Regional Airport. Dallas is 100 miles to the west, and Shreveport is 98 miles to the east. Both cities are around a 2-hour drive via Interstate 20.
