Quiet residential living next to Texas College
Named for the bordering Texas College, a historically black episcopal methodist school, College Park is a quiet residential neighborhood in North Tyler close to some of the city's loudest attractions. The roar of a lion can be heard from the nearby Caldwell Zoo, home to more than 200 species of animals from all over the world. The crack of the bat is common during the spring and summer at Woldert Park’s baseball diamond, located under a mile away. Residents are zoned into the highly rated Tyler Independent School District, and graduates looking to pursue higher education have an accredited university right on their doorstep. While Texas College may have its homecoming in the fall, many residents of College Park see the neighborhood as their permanent homecoming back to Tyler. “I see multiple people returning to this area,” says Tracey Blanks, local Realtor for eXp Realty with over 20 years of experience in East Texas. “This is where they’re raised, and they’re coming back home to live in this area.”

Close to the Caldwell Zoo
T.R. Griffith Park and Tatum Park are two pocket parks in the neighborhood. They feature playgrounds and walking paths for residents to enjoy. Nearby, Woldert Park offers more extensive recreation with basketball and tennis courts and baseball diamonds. Outdoor enthusiasts can hike the walking paths or cast a line in the adjacent fishing pond. The baseball diamond is named for Ed Moore, a former Tyler city councilman and avid baseball fan. Also found here is the Glass Recreation Center, a multi-use indoor facility with numerous athletic amenities and instructor-led classes. Membership for residents is $35 a year. The Caldwell Zoo, located 1.5 miles from the neighborhood, attracts visitors from all over. “Caldwell Zoo is the number one tourist attraction in Tyler,” says Sheridan Smith, vice president of marketing and communications at Visit Tyler. “They’re building a new exhibit called Amazon River’s Edge.” The exhibit will join the zoo’s existing cast of 200 live species from all over the world, including African lions and American bison.

Smaller homes from the midcentury with plots of land scattered in between
Housing in College Park is a mix of single-family builds and multi-family apartment complexes, many of them built in the mid-20th century. Many single-family properties have been updated and feature craftsman-style and ranch-style architecture. Renovated houses run between $200,000 and $280,000. Smaller, older shotgun homes are also available, costing between $75,000 and $150,000. Many of the properties have fallen into disarray, so some see the area as an investment opportunity. “Affordability is the main appeal, and there’s new homes and new construction on vacant lots,” Blanks says. “Individual builders are purchasing lots and placing new properties.” Available plots are typically a fifth of an acre and cost between $30,000 and $50,000. Listings spend about five days on the market, compared to the national average of 44 days. Victory Park Apartment Homes is a multi-family option in the neighborhood.

Highly rated Tyler Public Schools
The Tyler Independent School District receives an A-minus rating from Niche and serves the neighborhood. Younger students begin their education at Griffin Elementary and Boulter Middle School, both of which score a B-minus rating. Boulter Middle School pursues “3 BIG ROCKS” for its students, which includes student accountability, campus instruction and AVID strategies. The B-minus-rated Tyler High School features a long history of athletic success and has won three football state championships since 1930. One of the more famous alumni is NFL Hall-of-Fame running back Earl Thomas, who earned the nickname “the Tyler Rose.” Promise Academy is a K-5 private education nearby for parents to consider.

Texas College
Texas College is a historically black Christian Methodist Episcopal College located next to the neighborhood. Founded in 1894 by a group of ministers, the university today is an HBCU that offers degrees in everything from business to computational sciences. Students compete in 12 different intercollegiate varsity sports, including baseball, basketball and volleyball. The school has a total enrollment of nearly 650 and offers several residence hall options.

Tyler Pounds Regional Airport is 16 miles away and runs multiple daily flights to Dallas Fort Worth International Airport via American Airlines.

Get a midnight snack at Joey’s Tacos
College Park is entirely residential and has limited commercial activity around the neighborhood. Joey’s Tacos is the closest restaurant and is a popular spot for college students looking to grab a midnight snack. The local eatery is open until 3:00 a.m. on the weekends and features tasty cheese quesadillas and street tacos on corn tortillas. Down the street, fast food restaurants like Whataburger and Taco Bell line West Gentry Parkway. Jumbo Seafood is nearby and offers classic seafood dishes ranging from fried catfish to gumbo. Events on the Tyler City Square
Residents are close to the year-round events held at the Tyler City Square. One of the biggest is the Red Dirt BBQ Festival, where the city square is flooded with thousands of barbecue lovers and country music fanatics. The festival combines two East Texas staples and visitors can enjoy more than 20 of the best barbecue restaurants from all over the state. Famous national and local country music acts take the main stage, and some notable headliners from the previous year include the Randy Rogers Band and Casey Donahew. The celebration occurs every May, and general and VIP tickets are available. The Rose City Farmers Market is another event held in the square featuring fresh fruits and vegetables, locally sourced from East Texas farmers.
