In The Villages, a waterfront enclave on the shores of Lake Palestine, the coo of an owl or occasional passing car is about as loud as things get. The neighborhood is often compared to a “residential state park” by homeowners who enjoy sitting on their back porches during the evening hours. The facility is one of the largest in the state and has a retractable roof that opens during the summer months. “It’s the only indoor water park in East Texas,” says Lacy Turner, a local Realtor at Platinum Realty who has experience selling in the area. “That’s the biggest amenity here.” Members of the Village Homeowner’s Association enjoy reduced-fee access to the resort's facilities, including tennis courts, baseball diamonds and horseback rides. Residents can also head out onto the blue waters of Lake Palestine and participate in water-based activities ranging from bass fishing to watersports. The expansive reservoir is very popular for largemouth bass tournaments due to its abundance of vegetation and inundated timber. Boat owners can conveniently launch or dock their watercraft at the nearby Village Marina, which features services such as boat and stall rentals, fishing licenses and a fueling station. For those looking to stay on dry land, North Beach Park is an HOA-maintained green space with kid swings, picnic tables and barbecue smoke cookers. The neighborhood has numerous hiking and biking trails that crisscross throughout the forested residential areas, and wildlife sightings are not uncommon.

The Villages’s architectural style is varied, but one thing that remains constant is the neighborhood’s large forested lots. Construction dates back to the 1970s and features options ranging from the classic Texas brick ranch-style home to modern farmhouses. Colonial Revivals and Tudor-inspired builds are also scattered throughout the winding roads. Waterfront homes with private boat docks line the shores of Lake Palestine and orient to the west, providing year-round views of sunsets. Prices for dry lots range between $300,000 and $500,000, while lakefront estates sell from $700,000 to $1 million. Empty plots of land are available for those looking to build their dream home, costing between $15,000 and $150,000. The Villages Homeowners’ Association is actively involved in maintaining the natural look of the neighborhood and provides services such as 24-7 security personnel.

Highly rated Tyler public schools
The neighborhood is zoned into the highly rated Tyler Independent School District, meaning a lengthy commute of about 15 to 20 minutes is required for most residents. Younger students begin their education at Owens Elementary, which receives an A rating on Niche and is a “Leader in Me’ campus based on the teachings of the 7 Habits of Highly Effective Kids by Dr. Stephen Covey. Three Lakes Middle School receives a B-plus rating, while Tyler Legacy High School gets an A-minus. Tyler Legacy is the largest high school in East Texas, with a student body of nearly 2,700. Parents looking for a private education option may consider the A-plus-rated Brook Hill School, located 15 miles away in Bullard.

Farther down the road, Catch Me If You Can is a popular local eatery serving fried seafood and gravy-smothered chicken fried steak. The Village at Cumberland Park is the closest commercial center and features name-brand retailers like H&M and T.J. Maxx. The outdoor shopping mall is 12 miles away.
