An Ashburn community with a college at its core
Surrounding The George Washington University Virginia Science & Technology Campus, University Center brims with townhouses and proximity to Ashburn’s bustling commuter routes and shopping centers. Though the commuter school takes up most of the neighborhood, Katy Donovan, a Realtor with Keller Williams who has sold several homes in Ashburn, says it’s not exclusively students who live here. “The location attracts tons of different people,” she says. “You live right next to Virginia state Route 7, and you’re close to the [Ashburn] Metro Station, but not so close that it’s a high-traffic area.” Whether by car or train, Washington, D.C, is a 30-mile trip east of the neighborhood. Locals can also drive to One Loudoun, a mixed-used shopping center, and head to parks along the Potomac River, like Algonkian Regional Park.

Students commute to George Washington University’s main campus
The George Washington University Virginia Science & Technology Campus opened in 1991. It offers undergraduate and graduate programs in subjects like nursing and cybersecurity. Seven red-brick buildings dot the 120-acre campus, and the university is a commuter school, which lends to its quiet atmosphere. “Students may rent nearby if they have classes here full-time, but there’s no housing on campus,” Donovan says. “I’ve never heard of any parties or events happening [on campus]. It’s only busy during the weekdays.” A shuttle service offers regular rides to George Washington University’s main campus, 30 miles east in D.C.
Mix of renters and owners in University Center condos, townhouses
Townhouses and condo complexes built throughout the 1990s make up University Center. Condos typically have one- to two-bedroom units, while townhouses often have three to four bedrooms. Over half of residents are renters, but there are options for people looking to buy. Selling prices tend to be similar to Ashburn’s average of $650,000; condos can cost between $300,000 and $400,000, while townhouses may sell in the $600,000 to $800,000 range.

Bus routes to the Ashburn Metro Station
While sidewalks line some streets in University Center, the community is less convenient for walking than for other types of transportation. Virginia state Route 7 spans the neighborhood's southern edge, making D.C. a 30-mile drive east. The drive can take between 45 minutes and an hour, but Donovan says most commuters head to the Ashburn Metro Station, 8 miles south. “People will just take the bus to the [Ashburn] Metro station if they’re going to D.C.,” she says. “It’s just easier to avoid traffic and parking in D.C.” The neighborhood has several Loudoun County bus stops, offering direct rides to the Metro station. The station follows the Silver Line, reaching stops in downtown D.C. in less than an hour. The Washington Dulles International Airport is 14 miles south. Flight paths go over the neighborhood, and locals may hear plane noise.

Highly rated Loudoun County Public Schools
Children can attend Steuart W. Weller Elementary School, graded an A-minus by Niche, and Belmont Ridge Middle School, which earns an A. They may continue to A-plus-rated Riverside High School, where students in the early childhood education class get hands-on experience running the on-campus preschool. The high school also offers Advanced Placement classes like French, drawing and economics.

Restaurants in the neighborhood, shopping at One Loudoun
Offices and fast-food restaurants, such as Chick-fil-A and Taco Bell, fill the University Commerce Center in the southern part of the neighborhood. There are also a few locally owned spots, including Wicket Door Pub, known for its brunch menu featuring homemade cinnamon rolls and bacon cooked in pancake batter. Bartenders pour a rotating selection of local beer behind the bar at Potomac Taphouse, where patrons can also enjoy wings and burgers on the patio. Trader Joe’s is the closest grocery store, located a mile south in the One Loudoun mix-used development. “It has apartments, restaurants, offices and shopping,” Donovan says. “It’s walkable, and it’s the newest shopping center in Ashburn, so people love living near it.” The area’s contemporary-style storefronts are also home to stores like Barnes & Noble, Sephora and Lululemon. Dulles Town Center is an indoor mall with around 185 stores, like Macy’s and Dick’s Sporting Goods, 4 miles south of the neighborhood. The Inova Loudoun Hospital is less than 5 miles west.
University Center residents can take advantage of all One Loudoun has to offer.

Bles Park is closed, but Algonkian Regional Park is nearby
Bles Park borders the Potomac River on the neighborhood’s northern edge. The park’s hiking trails wind through wetland terrain and eventually connect with the Potomac Heritage National Scenic Trail, a 700-mile-long hiking network in Virginia, Maryland, Pennsylvania and D.C. The park is currently closed for construction while it adds a playground, boat launch and picnic pavilions. It’s set to reopen in the summer of 2025. The trail is also accessible at the 838-acre Algonkian Regional Park, another riverside green space 8 miles east of the neighborhood. Locals can hike forested trails, launch boats and fish for largemouth bass and crappie. The Volcano Island Waterpark is open during the summer, and an 18-hole public golf course also stretches across the park. A Topgolf and an iFly Indoor Skydiving facility are less than a mile south of the neighborhood on Commonwealth Center Drive.
