Boothwyn, also known as Upper Chichester or even more commonly as Upper Chi, is a Delaware County community with its feet planted in suburban life and its arms outstretched to the city. Long-time resident and Realtor Lorna Kozlowski with RE/MAX Town & Country says, “Upper Chi has a walkable town center with decorative streetlights, and it’s only 20 miles from Philly.”
Upper Chi's housing options include subdivision living with sidewalk-lined streets and more private, wooded lots located along rural, two-lane roads. You’ll see ranch-style homes, which are the community’s original homes from the 1930s, going for about $280,000. Some of these renovated early builds, along with 1950s Cape Cods, colonials and split-level homes, are fetching close to $400,000. Kozlowski notes that one of the big draws for the community is its relative affordability. “No one’s paying more than $500,000 to live in Upper Chi,” she says. She also says a $500,000 home here would likely go for about $650,000 in nearby Garnet Valley.
Students in the neighborhood are served by the Chichester School District, which has a rating of C from Niche. Children may begin their education at Boothwyn Elementary School, which has a C-plus Niche rating and a student-teacher ratio of 10-to-1. The school and the surrounding community collaborate for holiday parades, assemblies and fundraising events. At Chichester Middle School, rated C by Niche, the educational experience includes aquatics, seasonal sports and a variety of extracurricular clubs. Students go on to earn their diplomas from Chichester High School, which has a C-plus Niche rating. Here, the drone team participates in local competitions. Kozlowski says the area’s elementary schools have had a complete overhaul in recent years. “People tend to appreciate the local schools,” she says. “They like them.”
When you want to get outdoors, you can take the kids to Kingsman Road Park for a little fun on the playground. The facility offers inclusive play equipment, bench seating and athletic fields. “Upper Chichester Township maintains the park and hosts outdoor movie nights in the summer,” Kozlowski says. Bowlero Boothwyn is ideal for rainy-day bowling or an evening of strikes and snacks, including a selection of craft beer and shareable cocktails. “The township also has a community center where residents can use a weight room and take Zumba classes,” Kozlowski says.
Along Chichester Avenue, which bisects the community, you’ll find a variety of chain offerings and local favorites, including Car-Mira's Deli. “They’ve been around for years,” Kozlowski says. “They’re a family-owned staple.” Upper Chi’s restaurant scene also includes Tacos Mexiko, a popular brick-and-mortar that began as a food truck, and Tones Spot, a food truck known for its barbecue and exceptional community spirit. “Tones gives back with a pay-it-forward jar instead of a tip jar, and they’re often supporting local fundraisers,” Kozlowski says. For the times you’d rather prepare dinner at home, you can pick up fresh fruits and veggies from Produce Junction or restock the pantry at ACME Markets or the nearby Walmart.
Situated between Wilmington and Philadelphia, Upper Chi is ideal for residents who wish to commute in either direction. “We’re about three miles from train access and 11 miles from Philadelphia International Airport,” Kozlowski says. “A lot of people who live here commute to the surrounding cities.” If you’re looking for a relatively affordable home in a convenient location, Upper Chi might be the perfect neighborhood for you.
