In southwestern Riverside County, the small, sparsely populated rural community of Lake Riverside is anchored by a 55-acre, man-made lake and largely made up of the gated, horse-friendly Lake Riverside Estates, which has its own private airstrip. Set less than 30 miles from both Hemet and Temecula, Lake Riverside is adjacent to the Cahuilla Reservation and surrounded by the vast Cahuilla Mountain Wilderness. “It’s an area that continues to grow and attract buyers who want to live more of a rural lifestyle while still being close enough to town,” area resident Missy Denzer, an agent with United One Realty. According to Denzer, buyers can get more for their money here than in many other parts of the Inland Empire.
The community is especially popular among families, but it also appeals to retirees. “There are a lot of people who want this to be their final home,” says longtime resident Gem Ann Gardner, an administrative assistant at the Lake Riverside Estates Community Association Office. “If you’re looking for wide-open space, fresh air and quiet, this is what you’re looking for.”

Acreage and a lower average home value than the rest of the Inland Empire Metro Area
The median home price in Lake Riverside is $570,000, compared to $450,000 in Hemet and $785,000 in Temecula. Most homes here sit on 2 to 3 acres, and while some date to the late 20th century, most have been built throughout the 2000s. For those looking to build a new home, there are plenty of open lots. “There are beautiful custom homes in the area, but if you're looking to put up a nice, manufactured home, the community allows that as well,” says area resident Susanne Hove, a Broker Associate with the Caring Realtor Team at Keller Williams Realty. “The lots have plenty of room for RVs, boats and other toys, or horses, chickens and goats.”
Most of the community's single-family homes are ranch-style, with floor plans of about 1,500 to over 3,500 square feet and farmhouse-style details. Modest homes range from about $500,000 to $750,000 depending on their size, age and needed updates, while sprawling, luxury builds range from about $800,000 to over $1 million, depending on size and custom features; homes set on the lakefront tend to be more expensive than those set inland. Manufactured homes on acreage range from $300,000 to over $550,000 depending on size, age and condition. Undeveloped lots of 2 to 4 acres range from around $16,000 to about $150,000, depending on size, location and whether or not they're cleared and/or graded.

Private access to the lake and equestrian-friendly roads
Residents of the Estates have access to 50-something miles of maintained dirt roads for horseback riding, as well as a community equestrian arena and an outdoor swimming pool. Residents and their guests can fish, kayak or sail on the community’s namesake lake, which has a dock and a ramp on the northeast side; boats with electric trolling motors are allowed, but those with gas-powered motors are not. In June, the lake hosts the community’s annual fishing derby, which brings out youth and adult anglers hoping to hook the largest catfish or largemouth bass.
On the lake's beach, there's a playground, basketball and volleyball court, as well as several picnic areas with barbeques for family gatherings and birthday parties. A few miles away, Cahuilla Creek Motocross has two tracks for adults and one for kids.

An all-in-one public school campus in nearby Anza
Lake Riverside is served by the Hemet Unified School District. Most local students attend Hamilton School in Anza, where a single campus contains an elementary school and a combined middle and high school. Hamilton Elementary earns a C rating from Niche, while the upper Hamilton School earns a B. High schoolers can enroll in hands-on career courses in emergency and sports medicine.

Lake Riverside is located right on State Route 371, locally known as Cahuilla Road, which connects residents to neighboring Anza. Interstate 15 is roughly 35 miles away in Temecula, along with the Temecula Valley Hospital. The community has its own airstrip for private planes, and the San Bernadino International Airport is about 65 miles away.

Rising temperatures and increased drought create ideal conditions for wildfires to easily spread, and the vegetation of the surrounding Cahuilla Mountain Wilderness could fuel uncontrolled burning.
