Lake Shore is an expansive residential area wedged between Vancouver Lake and Interstate 5. “A lot of those neighborhoods are well-established. People go 20 to 30 years without moving,” says Kori Burke, a Realtor with the Bordak Group, who has over a decade of experience. “A lot of people bought in the area in the ‘70s, ‘80s and ‘90s and just never moved.” Though residents tend to stay a while, buyers will find new construction and recently developed land near the lake shore, along with trendy businesses and restaurants nearby. The neighborhood is also home to well-maintained green spaces and updated fitness centers, though Hazel Dell and its I-5 commercial corridor are a few minutes away.

Late midcentury homes near Vancouver Lake
Homes in Lake Shore were largely built throughout the second half of the twentieth century and later. Split-level and ranch-style homes constructed at the end of the 1960s and throughout the 1970s—sometimes with midcentury modern touches—come on generous lots, fetching between $400,000 and $600,000. Boat and recreational vehicle (RV) parking, accessory dwelling units (ADUs), she-sheds, patios and outdoor showers are a few ways residents use their extra outdoor space. Immediately west of the neighborhood, a boutique cycle studio and an indoor golf course flanked by restaurants and coffee shops cover almost a city block. “It’s a very popping place to be,” Burke says. “It’s very popular. Very hipster.” Mahoney’s Public House serves salads, burgers, wraps and paninis, along with an impressive collection of beers on tap. For a stronger beverage, happy hour enthusiasts can head to Los Potrillos for margaritas that can be crafted with over 200 kinds of tequila. Creed Coffee Co. is across the parking lot, brewing locally roasted coffee and espresso drinks. For groceries, residents will have to travel farther east toward Hazel Dell for stores like Fred Meyer, Walmart and WinCo Foods.

Neighborhood fitness center coming up on 70th anniversary
Lake Shore is littered with indoor and outdoor recreation. The Jack Z. Fazio Neighborhood Park has a playground, a sand pit and a half-court basketball court. Farther north, walking paths weave around a playground, a wooden play area, a basketball hoop and a swing set that sit on islands of concrete or mulch amidst Sorenson Neighborhood Park’s open green space. The Cougar Creek Woods Community Park is a sloped clearing between homes that leads into a forested area with trails flanked by scraggly tree trunks and branches covered in moss. The Lake Shore Athletic Club started as a swim club in 1958. Today, membership includes access to indoor and outdoor swimming pools, therapy pools, saunas, athletic courts, a conditioning room and two gymnasiums that are used by various leagues and fitness classes.

International perspective at Columbia River High School
Children may attend Lake Shore Elementary School, which earns a B-plus from Niche, before enrolling at Jefferson Middle School, which receives a B. Columbia River High School—scoring an A-minus—is an International Baccalaureate (IB) World School, with a program that draws students from across the county to apply. To prepare its own students for later IB courses, the school’s 9th and 10th grade honors classes have an international perspective. The neighborhood is between Lakeshore Avenue and Interstate 5, both of which connect to downtown Vancouver, about 6 miles away. Major thoroughfares like Northwest 78th Street and Northwest 99th Street bridge residential streets to the commercial corridor around Interstate 5. C-Tran maintains a bus route that services the surrounding northwest Vancouver region, and another that brings passengers to downtown.
