Rose Village, a suburban Vancouver neighborhood with welcoming home prices for first-time buyers is home to some of the quirky charm nearby Portland is known for, hence its slogan, “Keep Portland Weird.” Namely, the Devil-ish Little Things Museum, an old Victorian-style church with an impressive collection of European Devil and Krampus memorabilia.
Rose Village offers proximity to the newly developed Vancouver Waterfront—where new restaurants, hotels and apartment complexes started to spring up around 2017—while providing a quiet place to retire. Located at the corner of two major highways, the neighborhood is conveniently located for an easy drive to Vancouver, Portland and surrounding suburbs.
Older, smaller homes priced for first-time buyers
One-story Craftsman bungalows and ranch-style homes sit on gridded streets that largely follow a numbered and lettered system. Three-bedroom homes built sometime between the 1920s and the ‘60s usually cost between $350,000 and $450,000. With home prices in the neighborhood about $150,000 lower than those throughout the Portland metro area, Rose Village appeals to seasoned homeowners and those seeking to become first-time buyers alike. “There are older houses, some smaller, that are a good first-time-buyer house, especially for the location,” says Kathy Dessimoz, a broker with Windermere Northwest Living. “It’s also a steppingstone to their next house.”

At the corner of two major highways
On its west side, Rose Village borders Interstate 5, which takes commuters directly south to Downtown Vancouver and Downtown Portland, 20 minutes away across the Columbia River. State Route 500, serving as the north boundary of the neighborhood, takes drivers past the Vancouver Plaza shopping center and towards Interstate 205, which weaves through the eastern perimeter of the Portland metro area. Saint John’s Boulevard disturbs Rose Village’s neatly gridded street pattern, guiding locals to popular businesses around the neighborhood, including to the Portland Veterans Affairs Medical Center, which lies in the southwest corner of Rose Village. Tucked in the corner of the two major roadways, living in the community makes commuting easy, whether it’s to one of the two cities or to a nearby suburb.

Brewery named after a plane hijacking
Many of Rose Village’s eateries are on Saint John’s Boulevard and Fourth Plain Boulevard in the neighborhood’s southeast. Victor 23 Brewing’s Flight 205 Amber, Skyjacker India Pale Ale and Jet Fuel Imperial IPA are some of the craft beers the neighborhood brewery is known for. Named after the runway that infamous D. B. Cooper took off from—who hijacked a Portland-to-Seattle flight in 1971, along with $200,000, and remains at large to this day—Victor 23 Brewing’s hoppy ales pair well with the pizzas and small plates that pizzamaker-in-residence Rally Pizza makes. Otherwise, residents head down to the recently developed Vancouver Waterfront, where a selection of upscale dining establishments offer views of the Columbia River next to a wooden boardwalk for post-meal strolls. When it comes to groceries, a Walmart Neighborhood Market just off East Fourth Plain Boulevard and the discount Daily Deals Market on Saint John’s Boulevard have all the essentials, though some locals prefer the Fred Meyers closer to the waterfront.

Celestial-themed playground at Ida Bell Jones Park
Ida Bell Jones Park is central to the neighborhood, just a couple blocks from Washington Elementary School. The park features a half basketball court and a playground with a colorful, celestial-themed surface. Further north of the neighborhood, Leverich Park offers more green space—16 acres of it—with a baseball field, softball field and a disc golf course. Those who are looking for a less competitive outing can stroll its trails, which lead through wooded areas, across open fields and over wooden traversing the rocky Burnt Bridge Creek. On the other side of Rose Village, Swift Skatepark features ramps and two bowls with colorful spray-painted designs for those looking to practice tricks.

Construction Trades at Hudson's Bay High School
Rose Village students may attend the C-rated Washington Elementary School, which is an easy walk from just about every home in the neighborhood. Students can then continue their education at Discovery Middle School, which also receives a C from Niche. Hudson’s Bay High School, which receives a C-plus, boasts the district’s only Construction Trades program. Students apply to the program to take specialized courses in trades like framing, plumbing, foundations and basic electrical work, with an accompanying capstone project before graduation. As part of the State of Washington’s Apprenticeship Preparation program, some Construction Trades students will earn a forklift driving certification.
