A northeast Vancouver suburb
Located 6 miles northeast of downtown Vancouver, Washington and the Columbia River is the close-knit neighborhood of Walnut Grove. “It really feels like a community here, that's what I like about this place,” says Randall Franklin, the chairman of the Walnut Grove neighborhood association. “In the summer, we held a yard sale at my house, and neighbors came to peruse and were striking up conversations. Some people stayed for over an hour.” Residents live close to their neighbors here, but mature pines and maples shade front lawns and provide locals with a degree of privacy.
From fixer-uppers to contemporary craftsman-style builds
You can expect to see a mixture of Ranch-style and split-level houses in some parts of the community and tightly packed contemporary craftsmans and Millennial mansions in others. “Homes here don’t stay on the market for long,” says Franklin. Most houses are sold within three weeks of being listed. The average home price in Walnut Grove is $520,000, around $20,000 higher than the Vancouver average. Three-bedroom, 1,500-square-foot homes in need of some TLC can be listed in the low $400,000s, while the market’s higher end features 3,500-square foot homes with modern interiors and open floor plans for around $950,000. The neighborhood’s largest lots are a quarter acre, and some are as small as 2,000 square feet, so locals tend to head to the community’s parks to enjoy the outdoors.

Walnut Grove Park
Walnut Grove’s namesake park is located at the corner of 58th Avenue and 70th Street, and parents of young kids can be found visiting the playground while others walk along the half-mile paved trail, practice their three-pointers on the basketball court or enjoy a packed lunch at one of the picnic tables. Driving a mile east will bring folks to Club Green Meadows, where members can play a round of golf on the 18-hole, 72-par course. Green Meadows is also home to facilities for tennis, basketball, pickleball and sand volleyball, along with an outdoor pool in the summer months.

“The neighborhood’s location is super convenient,” Franklin says. “That’s one of the reasons I moved here. There’s a Costco right down the road from me.” In addition to Costco, locals can pick up their groceries at the nearby Safeway or Fred Meyer. After running some errands, Walnut Grove residents can satisfy their appetite with a visit to Kungfu Noodle, known for their rice and ramen dishes. Ghost Runners Brewery and Kitchen provides its patrons with refreshing craft beer offerings alongside pizzas and paninis.

Walnut Grove's public schools
Families living on the neighborhood’s southeast side are within walking distance of Walnut Grove Elementary School, which has a student-to-teacher ratio of 15-1 and an overall Niche grade of C-plus. After finishing fifth grade, students can move on to the B-rated Jason Lee Middle School, where they can participate in the Mandarin Language Learning Program, which starts from the elementary level at Franklin Elementary and continues at Columbia River High. Teenagers living on the neighborhood’s north side can attend Prairie High School, which Niche gives an impressive B-plus rating. The high school partners with Cascadia Tech Center, where juniors and seniors can earn high school and college credits while taking courses in subject areas like applied medical sciences, dentistry, fire sciences and automotive technology.

Just 12 minutes from downtown
