Between the Great Miami and Stillwater rivers lies Vandalia, a top-rated parks and recreation suburb of Dayton. With over 30 parks in Dayton and six in the city, it’s an outdoor enthusiasts’ haven. According to Niche, Vandalia is the No. 7 best place to raise a family in Montgomery County, which also ranked it among the top suburbs with the lowest cost of living in Ohio and one of the most diverse. While residents enjoy a park-like, peaceful setting, Vandalia is a short drive to downtown Dayton, near a major airport and surrounded by amenities – creating an ideal blend of suburban charm and city life. “It’s a very strong community, and the people are very welcoming and take pride in keeping up their properties,” says Thomas White, Realtor for RE/MAX One in Dayton. “Houses are very affordable compared to Downtown Dayton and the surrounding region, so that’s definitely a reason people stay here, as well.”
Stately homes fill the Timberwind and Falls subdivisions
The tree-lined community offers single-family ranch-style homes, Tudor-style houses, Cape Cods and tri-levels. Most were built in the 1970s, ranging from $150,000 to $800,000. However, in newer developments, homes can go for up to $1.2 million, which offers gated communities, in-ground pools and ultimate privacy. Stately but middle-range homes are predominantly in the Timberwind and Falls subdivisions. Homes boast multi-car garages, ornate architectural features and beautifully landscaped yards that span up to 4 acres.

Vandalia is a nature lover’s paradise. It’s home to some of the area’s larger parks, a sports complex and three MetroParks. Helke Park offers three playgrounds, eight pickleball courts, two volleyball courts, a disc golf course and six tennis courts. Englewood MetroPark is a 2000-acre green space with three waterfalls, a trail surrounded by swamp forests with pumpkin ash and the northern segment of the Stillwater River Trail, perfect for hiking, biking or fishing. With pine forests, rolling meadows and the Miami-Erie Canal, Taylorsville MetroPark’s scenic views are only part of its appeal. It also offers 13 miles of hiking and biking trails, a popular fishing spot and the Village of Tadmor. Now, only historic ruins remain, but it was once the site of the town of Tadmor, the hub for transportation in Ohio. Near the south end of Englewood MetroPark sits Aullwood Garden, a woodland garden filled with wildflowers, floral displays, butterfly-filled prairies and exotic plants. The park is also home to The Aull House, a 1920s Arts and Crafts-style home open for tours, which belonged to Marie Aull, known as the godmother of the environmental movement in Ohio. She donated her country garden retreat and home in 1977.
