Founded in 1816, Brighton Township is a leafy suburban community where quiet residential subdivisions sit next to lush green spaces. “It’s a welcoming community with a small-town feel. It’s got great parks, great schools and lots of trees. There’s nature everywhere,” says Leigha Peters, a Realtor with Re/Max Select Realty and a lifelong resident of Brighton Township. Peters is referring to schools in the Beaver Area School District, which Niche ranks as the best school district in Beaver County. “A good school district is definitely a draw,” Peters says. “Who doesn’t want that?” In addition to comfortable suburban living, the township offers a central location just north of the Ohio River. “The Ohio River is a stunning feature. The bridges that go over the river are a great scenic point of the area for sure,” says Katina Hunter, a Realtor with Coldwell Banker Realty and resident of Beaver County. Pennsylvania Route 68 runs parallel to the Ohio River, while Interstate 376 bisects the township and connects residents to the rest of the Pittsburgh Metropolitan Area and beyond. “The major defining feature of Brighton Township would definitely be the accessibility,” Hunter says. With highway access and a quaint pastoral setting, Brighton Township balances suburban conveniences with a sense of serenity.

Traditional single-family homes and new construction

Homebuyers in Brighton Township will find a variety of architectural styles and housing options that reflect its continued development. “If someone is looking for a subdivision-type community, they can find that in Brighton Township. They can also find a unique, standalone house. There’s a mix of new and old, big and small,” Hunter says. Established subdivisions feature Colonial Revival, ranch-style and bi-level homes with brick and vinyl exteriors. Mature trees shade manicured lawns adorned with small shrubs or front walkways, and spacious lots average half an acre. More recent construction includes the Deerfield Preserve subdivision, which offers New Traditional homes built throughout the early 2020s. Prices for single-family homes typically range from $175,000 for smaller ranch-style houses to $545,000 for new construction, although properties with several acres of land can fetch upwards of $650,000. In the Barclay Hill Estates subdivision, three-bedroom condos sell for $230,000 to $350,000.

College in High School Program Beaver Area High School

Kids can begin their education at College Square Elementary School, which earns a B-minus from Niche and serves kindergarten through second grade. Dutch Ridge Elementary School scores an A-minus and covers third through sixth grade, while Beaver Area Middle School receives a B-plus. At the B-rated Beaver Area High School, the College in High School Program allows teens to take college-level courses from Robert Morris University, Carlow University, Seton Hill University and the University of Pittsburgh. All college-level courses are taught at the high school and can be taken for high school and college credit. Students in 11th and 12th grade can apply to High School Academies at the Community College of Beaver County, which offer hands-on learning opportunities in STEAM and criminal justice studies. Nearby private school options include Saints Peter & Paul School, a Catholic school serving prekindergarten through eighth grade.

Athletic facilities and youth sports programs at Hardy Field

Brighton Township manages five green spaces that are scattered throughout the community. Two Mile Run Park offers an 18-hole disc golf course, a paved walking trail and several covered pavilions with barbecue grills. A bit further east, Hardy Field is a destination for soccer, football and baseball. Its athletic facilities are used by local youth athletic leagues such as the Bobcats Baseball and Softball Club, the Brighton Township Beaver Soccer Association and the Brighton Township Bears, which provides youth football and cheer programs. The complex also features a concession stand, indoor restrooms and a playground. The township offers proximity to several golf courses and country clubs, including the Seven Oaks Country Club. The club is about 3 miles west of the township, and its members have access to an 18-hole golf course, outdoor swimming pool and pickleball courts. Brady’s Run Park stretches into the northeastern corner of the township and spans nearly 2,000 acres, making it the largest park in Beaver County. Its outdoor sports complex features a skate park, a roller hockey rink and a mix of basketball, tennis and pickleball courts. Over at the indoor recreation center, residents have access to a walking track and an ice arena open seasonally from September through May. Back outside, there’s a playground, a fenced-in dog park and a series of multi-use trails that weave around Brady’s Run Lake. The 28-acre lake has a sandy beachfront and is stocked with trout twice a year by the Pennsylvania Fish and Boat Commission. “I can remember fishing there as a little girl,” Peters says. Brady’s Run Park is also a destination for community events, including the annual Beaver County Maple Syrup & Music Festival. The festival is held each April and brings thousands of people to the park for a day full of live music, local vendors and, of course, plenty of maple-themed treats.

Events include the Brighton Township Fall Festival

Residents can gather for community events like the annual Brighton Township Fall Festival. Held each September at Hardy Field, the festivities involve live music, local food trucks and family-friendly activities such as a pumpkin patch and petting zoo. Located next to Hardy Field, the Brighton Township Volunteer Fire Department hosts its annual Family Fun Night Out at the sports complex. This summer festival features face painting, a bounce house and a dazzling firework display.

Shopping and dining at the nearby Beaver Valley Mall

While Brighton Township is primarily residential, there is a small shopping center in the western half of the township. The Tusca Plaza includes casual restaurants like China Cafe, Subway and Tusca’s Pizzeria. The complex also has a Shop ‘n Save where residents can pick up groceries. More shopping and dining can be just across the Ohio River in Center Township, less than 10 miles away. “All the restaurants are across the river, and they are opening new ones every single day,” Peters says. Center Township is home to the Beaver Valley Mall, which is anchored by department stores like JCPenney and Rural King. The mall also has restaurants such as El Paso Mexican Grill and Shogun Hibachi Steakhouse. Next to the mall is the Township Marketplace shopping center, which features chain retailers like Target, Lowe’s and Kohl’s.

Interstate 376 connects residents to Downtown Pittsburgh

Brighton Township is centrally located alongside Pennsylvania Routes 68 and 51, two vibrant commercial corridors that provide access to the rest of Beaver County. The Beaver County Transit Authority offers local bus service, with several bus stops in the southeastern corner of the township around the Heritage Valley Beaver hospital. Interstate 376 bisects the township and leads about 35 miles southeast to Downtown Pittsburgh, while Pittsburgh International Airport is about a 20-mile drive away. “The airport is so close. You could pick up a friend, get them home and be all settled within the hour,” Hunter says.

Proximity to a local hospital in the Heritage Valley Health System

The township is home to Heritage Valley Beaver, an acute care hospital in the Heritage Valley Health System. The hospital has an emergency department and boasts the only National Cancer Institute and designated Comprehensive Cancer Center in the region.
