A quiet, manicured golf community in south Sarasota
Anchored by a semi-private 55-plus golf community, Boca Royale offers amenities-filled living a short drive away from the beaches of south Sarasota. The neighborhood is largely made up of the 1,000-acre gated Boca Royale Golf & Country Club, which features single-family and paired villa-style homes in a manicured landscape highlighted by lakes, canopies of oaks and palm trees and, of course, a golf course. “The community is quiet with an Old Florida feel,” says Debbie Sugden, a global real estate advisor with Premier Sotheby’s International Realty and a Boca Royale Golf & Country Club community resident. In addition, several other smaller active-adult communities are dotted around the Boca Royale neighborhood.

Designed by the builder Neal Communities, the Boca Royale Golf & Country Club community has streets with names familiar to golfers, such as Norman, Faldo and Trevino. Custom homes come in various sizes and models; some are recently built while others are newly under construction. Homeowners can choose from around 14 different floor plans and customize them with recessed ceilings and outdoor kitchens. Some designs have a Mediterranean feel, with stucco facades and terracotta roofs, while others, like the Kiawah model, have a tropical vibe, with wood shutters and a lanai with outdoor pool. They range from two to five bedrooms, have two- or three-car garages, and measure from around 1,600 square feet for single-story villas to over 3,600 square feet for a five-bedroom house. “You have everything from villas in the mid-$400,000s to $1.5 million homes,” says Sugden.
For those not interested in the country club lifestyle, there are also several smaller communities around Boca Royale. The private Whispering Pines subdivision features spacious single-family homes dating from the mid-2000s that typically list between $600,000 and $800,000. Tangerine Woods is a private, gated 55-plus community with a large clubhouse, pool with hot tub, tennis and pickleball courts, and established homes starting at around $180,000. Alameda Isles, which offers residents five lakes, a private park and a 59-slip marina, is the largest of several 55-plus manufactured home communities in the area. Homes here typically list between $170,000 and $270,000. Brook to Bay and Oak Grove are smaller manufactured home communities with prices between $80,000 and $200,000.

From the staple golf course to the Lemon Bay waterfront
The Boca Royale Golf & Country Club's recently renovated golf course comprises an 18-hole, par-72 layout that spans almost 6,400 yards with a slope of 130 and a rating of 71.1. Five tee box locations allow for golfers of all skill levels to play the lush fairways and Champion Ultradwarf greens. Members enjoy year-round golf, personal carts, walking privileges and are eligible to play in club-sponsored leagues and tournaments. Nearby practice facilities include driving nets and a sand bunker. Private lessons and group clinics are open to members and the general public. Golf membership also includes access to tennis and pickleball facilities and a state-of-the-art fitness center. The Georgian-inspired clubhouse is home to The Fairway Dining Room, where members and the public can enjoy classic American fare in an elegant space with pet-friendly outdoor seating, and The 19th Hole, where post-round drinks and conversation flow. “There are also seminars at the clubhouse all the time," says Sugden.
Lemon Bay can be accessed by boat via an inlet at the neighborhood's northwest corner, while a drive to the Lemon Bay waterfront in Englewood is only 5 miles away. From there, it’s just a short trip over the Tom Adams Bridge to the Gulf beaches of Manasota Key. Boca Royale residents also experience nature closer to home at Kiwanis Park, a small green space with nature trails and a playground.

In case of an emergency, HCA Florida Englewood Hospital is 5.5 miles away.
