A tight knit community near the Pacific
Less than 5 miles from the Pacific Ocean, Montalvo is a central Ventura Community with walkable, hilly lanes and dozens of convenient shops and eateries. “Montalvo has seen a lot of revitalization in the last few decades,” says Xavier Flores, a local real estate agent and Ventura-area expert with Keller Williams West Ventura Avenue. “The area has a mix of modern hillside homes with ocean views and more modest bungalows and cottages with a lot of investment potential. The neighborhood is around 6 miles from downtown Ventura and just a short drive from hillside hiking areas and numerous parks. “Neighbors know each other in Montalvo,” says Realtor Sean O’Toole, who has represented sales in the area for 18 years. “It’s a tight-knit community, and part of that is because people buy homes here as a primary residence instead of as a short-term rental investment.”

Mediterranean architecture and ocean views in Montalvo
The residential streets of Montalvo are lined with modern Mediterranean homes, condo complexes and bungalows and ranch style homes built between the 1950s and 1980s. “They’ve built some new condo and apartment complexes that have been a big draw with their ocean views,” Flores says. Houses sit close together on small lots ranging from around 4,000 square feet to 9,000 square feet. Larger, luxury builds can range from $950,000 to $1.2 million. Single-story homes go for $550,000 to $915,000, while manufactured houses can fetch $285,000 to $570,000. Additionally, townhomes and condos have price tags between $475,000 and $715,000. “Many Montalvo residents have converted their detached garage spaces into additional dwelling units (ADUs) to rent out for extra income. It’s been a great investment opportunity for locals, especially since Covid.”
Locals love surfing the beaches with the Ventura Pier as their background.

Montalvo is home to a wide selection of local eateries, including Taco Mendoza and Taqueria La Victoria, which both serve authentic Mexican cuisine. “It’s common for locals to walk or bike to one of the area’s shopping centers, whether it’s for the gym, a meal out or to grab a few things from the grocery store,” says Flores. Sumo Japanese Restaurant serves Japanese fusion dishes from gyoza to specialty sushi rolls. For vegan eats, Seed Ranger has an extensive menu of plant-based options. Shoppers can get their groceries and essentials at the nearby Trader Joe’s, Ralphs or Walmart.

Extracurricular activities at Balboa Middle
Montalvo Elementary School sits int he neighborhood’s west side and earns a B overall grade from Niche. Also with a B, Balboa Middle School has a dozen extracurricular offerings for students to consider, from cross country and drama club to Battle of the Books and percussion ensemble. Highschoolers in the north side of the neighborhood can attend Buena High School, while most students on the south side of Montalvo go to Ventura High School, which respectively have B-plus and A-minus ratings. Both schools have career education pathways to allow students to explore possible post-graduation fields of study, with options including welding, culinary arts and environmental resources.

Sports facilities and hiking spots in central Ventura
Several green spaces provide recreation offerings throughout Montalvo. Montalvo Hill Park has paved walking trails, a basketball court and a playground. A short drive east, the Ventura Community Park and Aquatic Center has facilities for soccer, baseball and softball, and hosts local youth league games and practices. The 95-acre park and community center is also home to two pools and around a mile of walking trails. Along Foothill Road, the Harmon Canyon Preserve has over 2,100 acres of rolling hills and mountain views, with around 12 miles of hiking and biking trails.

Take the 101 to Los Angeles
Gold Coast Transit and the Ventura County Transportation Commission operate the city’s bus routes, with nearby stops along Victoria Avenue and Telephone Road. Drivers can take California Route 101 around 5 miles west to downtown Ventura or roughly 65 miles southeast to Los Angeles.
