When the security gates open at Waterway Village, what's revealed is the result of years of meticulous planning for a natural-looking yet elevated master-planned residential area. Palm trees dot manicured lawns with shade, and lake views can be seen shimmering behind the rise of contemporary homes. Comprised of four separate subdivisions, it's one of the largest planned communities in Indian River County, Florida. Waterway Village is found just 5 miles north of the heart of Vero Beach and only 8 miles from the shores of the Atlantic. "It's very contained – it feels like being in another world, really, but it has that desirable Vero Beach zip code," says Kim Small, a Realtor with Keller Williams Vero Beach. She's been selling homes for over a decade and lives in Waterway Village. "It's a pricier area, but everyone wants to be here."
Found in four subdivisions are private, contemporary homes
On the wide streets and sidewalks, kids ride their bikes after school and groups of friends go on walks around their neighborhood in the mornings before the Florida sun is at its highest. From two-bedroom villas to sprawling six-bedroom homes, the contemporary properties are primarily influenced by Spanish and Mediterranean architecture, often sporting red-tile roofs, arched entryways and stucco exteriors. "It's one of the most desirable communities in Vero Beach, mostly for the privacy and community amenities. Each subdivision has its own amenities, so there's no crossover," Small says. "Tennis courts, resort-style pools, clubhouses, it kind of has it all. All subdivisions have on-site managers, as well." Entry-level pricing for villas starts at $400,000 and can get to $500,000, while three to four-bedroom properties sell between $500,000 and $750,000. The Lakes, considered the most high-end of the subdivisions, have custom estates that sell between $800,000 to just under 1 million. Waterway Village's landscape was meticulously planned with waterways, lakes and nature preserves, giving the community a green atmosphere that stays well-manicured.

In-community amenities and a green atmosphere
Several golf clubs surround Waterway Village, and many residents are members of either Quail Valley Golf Club or Sandridge Golf Club. Just 4 miles from Sandridge Golf Club, tee time occurs on two 18-hole championship layouts designed by Ron Garl in the late 20th century. Each subdivision has its own clubhouse and recreation areas where residents can play tennis, find exercise equipment and head down walking paths. "We're only 15 minutes from the beach, so getting over there is super convenient for us," Small says.

How Waterway Village residents keep the calendar booked
Locals of Waterway Village ensure that something is always happening within the neighborhood. "All the community events are run by the residents," Small says. There are ladies' and men's luncheons, card nights, and dancing events. It has the kind of energy that an active 55-plus community has without actually being 55-plus." Small points out that many residents love Riverside Theatre, found in downtown Vero Beach, for live shows and free music events.

Where to run errands and find good eats around Vero Beach
When shopping, residents can head around 10 miles north to Roseland or 6 miles south to West Vero Corridor. "Everyone heads to Roseland for the big shopping since it's got Walmart, Home Depot, and HomeGoods," says Chris Junker, a Realtor with Re/Max Crown Realty, who has a decade of experience selling in the area. Meanwhile, West Vero Corridor is known for the enclosed Indian River Mall and several big-box stores. The coastal side of Vero Beach has a multitude of local eateries, and Small says that residents are more than willing to drive the 8 miles over to South Beach for meals. "Ocean Grill is the oldest restaurant in Vero, and it goes all out for decorating for Halloween and Christmas. Sailfish Brewing is great for drinks, too."
Schooling with Indian River County
Waterway Village is zoned to the Indian River County School District, which receives an A-minus grade from Niche as a district. Many local kids will be sent to Liberty Magnet School for kindergarten through fifth grade, as the school is graded with an overall A-minus and is in the top percentile for best elementary schools in the county. Students can move on to Storm Grove Middle, which receives a B-plus, before heading to A-minus-rated Vero Beach High. The high school offers dual enrollment with Indian River State College so students can take college-level classes at the college, online, or during the summer.

Navigating the area via Route 1
The community heavily relies on nearby Route 1, a major thoroughfare that runs directly up the East Coast. Ramps to Interstate 95 are just a few miles away to the west, and residents mainly depend on cars for transportation outside of the subdivisions. Most residents will catch flights from Orlando Melbourne International Airport, just 33 miles north.
