Found along the Intracoastal Waterway, this waterside community earned itself the motto of "Where the Sunshine Spends the Winter" in 1922. Today, residents of Winter Beach are still enjoying the Florida warmth, access to both the Indian River and Atlantic, and contemporary, well-planned subdivisions. "The location to the beach is really good, and a lot of the communities revolve around golf courses," says Scott Mazmanian, a Realtor with Dale Sorensen Real Estate, Inc., who has a decade of experience selling homes. "It's a little funny because areas around the golf clubs and subdivisions are a bit sparse. It's a niche area."

Contemporary homes and in-community amenitites
Winter Beach is mainly comprised of subdivisions that focus on providing community amenities, such as tennis courts and pools. The largest ones - the golf course communities - also have memberships through the golf clubs that include social events for residents. HOA fees vary drastically depending on the size and exclusivity of a subdivision, typically based on whether it's gated and has private recreation opportunities. Within the community is Good Shepard Church of God, a highly-attended church for the Vero Beach area. Homes in Winter Beach are normally 2,000 square feet and larger, which is above the national average. The pricing also trends higher than the average for the Vero Beach area, as residents can find large, manicured lawns, household amenities such as in-ground pools and community recreation areas. Architectural styles borrow from Spanish and Mediterranean Revival, with red-tiled roofs and arched entryways and windows. Properties on the smaller side in neighborhoods with lower HOA fees typically sell between $350,000 and $450,000, but the most common price tags are between $500,000 and $700,000. Large homes with lake or river access can sell between $800,000 and $2 million. Many homes are fitted with hurricane-proofing garage doors and windows, and homeowners are advised to purchase flood insurance.

Winter Beach is zoned to the Indian River County School District. Many local kids will be sent to Liberty Magnet School for kindergarten through fifth grade, as the school is graded with an overall A-minus and is in the top percentile for best elementary schools in the county. Students can move on to Storm Grove Middle, which receives a B-plus, before heading to A-minus-rated Vero Beach High. The high school offers dual enrollment with Indian River State College so students can take college-level classes at the college, online, or during the summer.
Tee time at Sandridge and visiting Kiwanis Hobart Park
There are several golf clubs in Winter Beach where residents head for tee time. One of the most well-known is Sandridge Golf Club, which has two 18-hole championship layouts designed by Ron Garl in the late 20th century. Sandridge is open to the public, while Bent Pine Golf Club is reserved for members. At the north of the area is Kiwanis Hobart Park, where people can take their kids to the park, fish at the lake and meet for lunch under the pavilions. Winter Beach's position on the Indian River means residents have immediate access to water activity via both public and private launches, with boating and kayaking being favorite pastimes. Crossing the Wabasso Causeway, the shores of the Atlantic are just 5 miles away.

Where to run errands and find dinner options
Since Winter Beach is situated between Sebastian and Vero Beach, residents can go in either direction for shopping or dining. Winter Beach is highly residential, but following the major thoroughfare of Route 1, big-name stops such as Publix and Walgreens can be found within a five-mile radius. Those willing to drive 7 miles south can find a large commercial area known for the enclosed Indian River Mall and several big-box stores, such as Walmart and Sam's Club. This area also has many national chain restaurant options, while downtown Vero Beach and Sebastian have plenty of locally owned and operated eateries. Nearby is The Twisted Pickle Deli, a locally owned and operated sandwich shop that focuses on using local, fresh products.

Navigating Vero Beach and the East Coast
The community heavily relies on Route 1, a major thoroughfare that runs directly up the East Coast. Ramps to Interstate 95 are just a few miles away, and residents mainly depend on cars for transportation. Residents can catch flights at Vero Beach Regional Airport, 6 miles south, if their flight is through Breeze Airlines. Breeze offers flights to specific large-hub airports and is constantly expanding to be serviced by more destination. For large selection of flights, Orlando Melbourne International Airport is just 30 miles north.
