New commercial development in South Paulding County
Just north of Interstate 20 and about 40 miles west of Atlanta, New Georgia has seen new development in ever-evolving Paulding County. While the community is rural, it is within 10 miles of more suburban areas of Dallas, Villa Rica, Hiram, and Douglasville, and it has seen some of its own commercial development lately. “The southside of Paulding County, where New Georgia is located, is growing,” says Trina Fricks, who lives in the area and is a Realtor with Southern Homes and Land Realty. “We have seen more commercial development with the new shopping center near the community.”
Modern-style homes on large lots
Properties are settled in small subdivisions but still on respectable-sized lots, while other homes offer waterfront views on one of the many nearby creeks and waterways. Buyers can find ranch and split-level properties, but the draw here is a chance to buy new traditional homes and modern Craftsman properties. Prices range from $280,000 and can rise to $1.3 million. “The market is a bit slower, but it’s still moving. Properly priced listings are currently in that 30 to 40-day range in terms of time on the market,” Fricks says.
Youth baseball, golf and nearby parks
New Georgia Baseball Association is a youth baseball league with four ball fields along Villa Rica Highway. The league has travel ball and rec leagues for boys and girls baseball players across Paulding County. It is about a 5-mile Mulberry Rock Park that just underwent an expansion. The park is a popular spot in the county for community events but is also visited for its wooded walking trails and playground. Golf is a popular sport amongst all Georgians, and the area is overflowing with courses, including The Frog Club, an 18-hole public golf course that opened in 1998 and is consistently ranked among the top courses in the state.
New commercial developments on Ridge Road
New commercial developments have sprung up along Ridge Road and Villa Rica Highway, starting with the Publix at the Village at New Georgia. The Village shopping center offers a chain grocery store, beauty shops, and a Dairy Queen. Within the last year, more development in the corridor has started. Construction has begun on a new BP gas station, convenience store and car wash. A new shopping center anchored by a Tutoring Center, which offers ACT and SAT prep, has also recently opened. For a bite to eat close to home, Mizu has a vast menu of Japanese, Thai and Chinese fare, or La Bamba, an Asian and Latin Fusion spot. With its proximity to Dallas and Douglasville, locals can also head there for a meal. “There is not what you would call a nightlife here, but that is what people want. They like having gatherings at their house. Sometimes, folks drive into nearby Marietta for a night out if you need a change of scenery,” Fricks says.
Path through Paulding County Schools
New Georgia is part of the Paulding County School District, which grades as a B on Niche and has around 31,500 students. Students can attend New Georgia Elementary, then move onto Carl Scoggins Sr. Middle, which both grade as B’s, and earn their diplomas from South Paulding High School. South Paulding earns a C-plus, has 90-minute block scheduling and offers a robust Career, Technical and Agricultural Education program with focuses such as business and marketing.
Community events in nearby Dallas
Residents can make the 10-mile commute to Dallas, which has numerous community events throughout the year. The city always seems to have something going on, like CityFest, a large street festival with multiple vendors, food trucks and live music each spring.
On-demand public transportation and major interstates
Paulding County offers a county resident only on-demand public transportation system through Paulding Transit. Residents can schedule rides in advance to places such as the Department of Family and Children Services, doctor’s offices, pharmacies and shopping areas. North Georgia has convenient access to Interstate 20 and U.S. Route 78, which head into downtown Atlanta about 38 miles east. The community is about 13 miles from the Wellstar Douglas Medical Center, a 108-bed hostipal facility in Douglasville.
