Bounded by the Broad Bay and the Lynnhaven River, Great Neck’s picturesque location on a peninsula offers a serene atmosphere full of outdoor adventure and urban access. “The location is the biggest attraction,” says Michael Rowland, Realtor with Creed Realty and longtime resident of the area. “You are a very short distance to the Chesapeake Bay and the Atlantic Ocean, and even with how close it is to everything, it manages to feel a little bit more removed." The area’s unique mix of seclusion and access offers residents the chance to commute wherever they need to go in the area while also allowing them to return to a quieter slice of Virginia Beach when the day is done. The neighborhood features many legacy owners – those that have grown up in the area and remain there, or those that have been residents all their adult lives. As such, there’s a sense of community and shared local history that brings households together. “People don’t tend to leave here,” says Becky Gordon, Realtor with BHHS Towne Realty. “There’s so much history and personality in every neighborhood – living in Great Neck, you’ll find that each neighborhood has its own story.”
Spend a day at the beach or go for a hike First Landing State Park
Great Neck residents have ample opportunity to appreciate the area’s natural beauty, with access to the beach and the Atlantic Ocean always available. Those looking for greenery can find it along Lynnhaven Bay at the Great Neck Park, which covers over 70 acres and offers basketball courts, sand volleyball courts, picnic areas and a playground. The Great Neck Recreation Center is over 83,000-square-feet and is a hub for indoor activities. The center features an indoor pool with a diving board, weight and cardio rooms, racquetball courts, and more. In addition to Great Neck Park, the neighborhood features a number of smaller greenspaces—along with First Landing State Park. “One of the highlights of the Great Neck Corridor is First Landing,” says Rowland. “You have great paths for hiking and biking, fitness areas, and more access to the beach.”
Classic styles with unique renovations and remodels
Homes in Great Neck reflect the area’s more secluded, cozier nature. Among the most common single-family types are brick ranch styles, split levels, and traditional style. Unlike some other nearby areas, Great Neck is decidedly residential in nature and doesn’t feature much new development or new construction — something that locals of the area are happy for. “This isn’t the type of place where you’ll find people tearing down existing homes to build new ones,” says Rowland. “People here tend to remodel and renovate instead.” This emphasis on maintaining and renovating the established homes leads to many unique homes, like ranch styles with Cape Cod accents or craftsman-inspired colonial revivals. Modern contemporary construction does exist in the form of condominiums, townhouses, and some single-family residences. Most neighborhoods in Great Neck feature at least some waterfront properties, with many of these homes featuring private piers and boat docking right in the backyard. Condos and townhouses range in price from $185,000 to $400,000, while single-family homes typically start at $350,000 and go up to $750,000 – though larger estates near the waterfront can go for over $2 million.
Beach Funk Fest brings out music lovers
Residents of Great Neck are just 6 miles from the Virginia Beach Oceanfront, which is renowned for its vibrant festivals, beachside bars and boardwalk. One event that locals look forward to every year is the annual Funk Fest Beach Party, which celebrates R&B, jazz, gospel and the blues with live performances, unique vendors, and delicious food.
Laskin Road serves as retail hub
Though the area is well-known for being mostly residential, locals have no shortage of choice when it comes to shopping and dining. Laskin Road serves as the community’s retail district, with the Shops at Hilltop and Hilltop Square both featuring shops that cater to home needs – things like florists, apothecaries, consignment shops and more. Groceries can be found along Laskin Road as well, with both Trader Joe’s and The Fresh Market letting residents restock. No Frill Bar & Grill offers up specialty sandwiches, classic cheeseburgers, and old-fashioned cocktails. Baladi Mediterranean Café features authentic Middle Eastern salads and wraps, while Granier European Baker and Café is the spot for locals with a sweet tooth. The Porch on Long Creek offers elevated Southern fare with a view, one that Rowland says shouldn’t be missed: “The Porch on Long Creek has maybe the best view of the sunset in the whole area.”
Great Neck schools earn great Niche scores
Students in Long Creek begin at John B. Dey Elementary, before moving on to Great Neck Middle and Frank W. Cox High – schools that all earned Niche grades of A. “The schools here are very highly thought of,” says Gordon. “Apart from the beach and the access it offers, that’s probably the other biggest reason many choose to move to the area.” Students that can’t get enough of the water can take advantage of Frank W. Cox’s afterschool environmental and water polo clubs.
Take a day trip to nearby Norfolk
I-264 makes commuting an easy task for residents, especially those looking to travel to any of the three nearby military bases – with the Oceana, Little Creek, and Naval Station Norfolk bases all within a 10–15-minute drive. I-264 makes reaching Norfolk easy as well, with the city just 17 miles from Great Neck.
