Most of the houses in South Visalia were built in the mid-20th century and some date back to the 1930s. “The older homes are especially charming, and the lots are larger than you might think,” says Susan Cardenas with RE/MAX Success, who has nearly a decade of experience in the region. Housing styles range from traditional ranchers in the $250,000-$400,000 range to bungalows and modern Craftsman houses in the $450,000-$700,000 ballpark. Most homes offer multi-car garages and long driveways. Yards are large, which will require maintenance, but also provides the ability to install a private pool. Well-paved sidewalks are shaded by mature trees and are perfect for walking a dog or going on a jog.

Seven Oaks Park has it all
Locals head to Seven Oaks Park for plenty of fun in the sun. The park features a disc golf course, basketball courts and a playground. There’s also a dog park so pet owners can ensure their furry friends get the exercise they need. Jefferson Park keeps playtime going after dark with lighted softball fields and basketball courts. Just north of 198 is Valley Strong Ballpark, home of the Visalia Rawhide. Locals can head to the park and watch the Minor League Baseball team during the summer months and enjoy fireworks after Friday night games. There is also a Regal Cinema, so South Visalia residents never miss the latest Hollywood blockbuster.

While plenty of eateries are located just north of Highway 198 downtown, South Visalia offers plenty of restaurants in the neighborhood boundaries. Locals can start the day with an éclair or fritter from Scotty’s Donuts. Black Bear Diner is an institution offering classic diner food in a rustic setting. This local chain serves breakfast all day and wows with large burgers and sandwiches. Thai Basil keeps residents coming back with authentic flavors in a relaxed atmosphere. Grocery shopping is easy with Save Mart and Walmart, both located off South Ben Maddox Way. For even more retail and dining options, the Visalia Mall is just a few blocks west on Mooney Avenue.

Mt. Whitney High shines
Kids in South Visalia attend the Visalia Unified School District. Many begin at Pinkham Elementary School, which holds a C grade on Niche. Next is Divisadero Middle School, which holds a B-minus ranking. Teens attend the A-minus-rated Mt. Whitney High School, which was declared a California Distinguished School in 2009. Grace Christian is a K-8 private option located in the neighborhood. South Visalia is also home to College of the Sequoias, a two-year community college. Students can study a wide variety of disciplines, but the college’s flagship program is Nursing.

Quick to Highway 99
Highway 198 borders the neighborhood to the north and is one of the main roads throughout Visalia. Locals can easily use 198 to access Highway 99 and commute 40 miles up the road to Fresno. Day trips to Bakersfield, Sacramento and more are also doable. For local travel, the Visalia Transit bus system provides fixed route service throughout South Visalia.
