On the outskirts of Waco, past the western suburb of Woodway, the Villages at Twin Rivers can feel like their own miniature town. Technically a collection of five subdivisions, the master-planned community flows with a serene vibe and a host of amenities. “It’s a place where you see people,” says Robert Barnes, broker and owner at Greater Waco Realty and a Twin Rivers resident. "You see kids outside playing, people walking their dog. It’s a great place to live.” The large neighborhood sits within the Midway School District, which boasts some of the highest rated schools in Greater Waco. “This is the perfect neighborhood for people who are new to the area,” says Katie Snapp, Realtor with Camille Johnson, Realtors. “It’s very easy to meet neighbors.”

From King’s Row to Windstone Court
The Villages at Twin Rivers comprises five subdivisions, consisting primarily of homes built between 2003 and 2020. “Each village offers something different — there’s a village for everyone,” Snapp says. King’s Row, the elder statesman of the group, was established in 2003 with a lineup of modestly sized single-family homes. Patio homes with small backyards gather in Camden Court, appealing to empty nesters and retirees who don’t want the hassle of a larger property. Houses in Ashford Court offer more square footage and yard space, and many Castle Park properties feature views of the Bear Ridge Golf Course. Contemporary stone-and-brick homes with gabled roofs bring a luxurious feel to Windstone Court. The residential streets are arranged in loops and curlicues to encourage a neighborly vibe, with manicured lawns, rows of young trees and walls of sand-colored stone along the streetscape. Most homes have three to five bedrooms and an average of 2,000 to 5,000 square feet of living space. Some echo the Mission style, with low-pitched roofs and arched entryways. Prices start at $350,000 to $400,000 for a single-story brick Craftsman in King’s Row. A two-story contemporary home with an attached garage and golf course views might sell for $750,000 to $850,000.

An easy walk to Bear Ridge Golf Club
A recent change in ownership breathed new life into Bear Ridge Golf Club, formerly known as Twin Rivers. The 18-hole course is semi-private: While it’s open to the public, members are given priority. Twin Rivers Community Association members can take advantage of the pool, tennis and pickleball courts, clubhouse and fitness center. “It’s a great opportunity for someone who wants to have access to a pool but doesn’t necessarily have the budget to put one in their backyard,” Snapp says. Young residents enjoy the playground, and walking paths encircle the 8-acre lake stocked with fish. The community abuts Hog Creek Wildlife Management Area, a good spot for sand bass fishing.
Residents have access to the clubhouse which has tennis courts, pool and a gym.
The local golf course is open to the public and also has a pro shop for visitors and residents.

On a roll at River Valley Middle School
Highly rated schools draw families to this part of Greater Waco. Most students start at South Bosque Elementary School and River Valley Middle School, both with a Niche grade of A. They’ll funnel into Midway High School, which earns the coveted A-plus grade. The elementary and high schools are a short distance east toward Woodway, but River Valley is right in the neighborhood.
River Valley focuses on a well-rounded education with strong community ties.

The Butcher’s Cellar, an upscale steakhouse, recently fired up its grill a short distance down Woodway Drive. Peaceful living 10 miles from downtown Waco
Well-maintained sidewalks invite residents to take their dogs for a walk or push strollers through the neighborhood. However, this is a car-dependent community with no public transportation. The nearest major highway, U.S. Route 84, runs parallel to Woodway Drive, pointing to downtown Waco, which is 10 miles away, and Woodway, which is 6. Waco Regional Airport is 15 miles north, offering connecting flights to Texas hubs in Houston and Dallas-Fort Worth.
