The city of Waco boasts a remarkable feature: Lake Waco, a 7,700-acre reservoir that spreads across the western side of town. Because of the lake's natural crescent shape, the Texas city doesn’t subscribe to a traditional boxlike grid pattern. As a result, “West Waco” is a somewhat misleading description, as it’s more south than west of the downtown districts. Geographically, the neighborhood sits between Woodway and Hewitt, two of Waco’s closest suburbs. For residents, this location is one of its celebrated features, along with access to top-notch area schools. “The school district is really the draw for West Waco,” says Melissa Harrell, Realtor and owner of Onward Real Estate Team at Keller Williams Advantage. “The other thing that’s really great is that on the Woodway side, you’ve got close proximity to Lake Waco and really nice parks, and the Hewitt side has closer proximity to Interstate 35.”

Making the grade at Midway High School
West Waco students attend a progression of schools in the Midway Independent School District. As Harrell pointed out, this is a huge draw. “Families like living there,” says Joe Reed, Realtor with Weichert Realtors and 2024 president of the Waco Association of Realtors. “My kids went to school there. The high school has lots of advanced and dual-credit classes.” Students at Hewitt Elementary School funnel into Midway Middle School, both of which have a Niche grade of A. Depending on where they live, kids might attend Chapel Park Elementary instead, followed by River Valley Middle School. Then it’s on to Midway High School, which earns the coveted A-plus grade from Niche. All these schools are nearby except for River Valley, which is a short distance west along Woodway Drive. Woodway Christian School, a private institution hosting students from pre-kindergarten through grade nine, is also in the neighborhood and gets an A from Niche.

Condos and modern single-story brick builds
Rows of mature trees lend suburban flair to the residential streets, arranged in a sweeping grid. Most single-story contemporary brick homes have attached garages and paved driveways and were built within the last 25 years. Lots typically measure a quarter to a full acre, but homes built more recently — as in, the last year or two — are on smaller parcels of land. For buyers seeking smaller or lower-maintenance properties, a handful of condo developments is sprinkled along the looping streets near Woodway Drive. Prices start at $225,000 to $300,000 for two-bedroom condos and climb to $325,000 or $500,000 for three-bedroom contemporary brick builds. A larger modern two-story home might cost $650,000 to $750,000.

Chill out at Chapel Park
Passing motorists might mistake Chapel Park for a golf course, with its vast grassy expanse mostly uninterrupted by trees. But if they were to look more closely, they would spot the shaded picnic pavilion, splash pad and paved walking trail encircling the sports fields. The park is adjacent to the elementary school that shares its name, so it’s a good place for kids to run around after class or sports practice. More recreational opportunities await in the surrounding area. “We don’t have lots of bike lanes or walking trails right there, but there are multiple ones that are close by and accessible,” Reed says. One example is Woodway Park, a lakeside spot just 3 miles away offering picnic pavilions, barbecue grills and a disc-golf course.

Flavor combinations at West Rock Center
This section of Waco isn’t a dining and retail mecca, but West Rock Center on Hewitt Drive presents a number of options. Summer Palace is the go-to spot for Chinese takeout, and George’s Restaurant & Bar serves American-style pub grub, including a lineup of hearty stuffed potatoes. Date nights are spent at One Thirty Five Prime, a steakhouse featuring cuts of premium Japanese beef. Hewitt Drive is also home to an impressive lineup of fast-food joints, including Freddy's Frozen Custard & Steakburgers. Nearby, Walmart Supercenter stocks groceries and household essentials.

A city with a central location
West Waco is 6 miles from the downtown area, and U.S. Route 84 runs along its northwestern border. Waco Transit System buses stop along Hewitt, but they're only convenient for traveling around Woodway. Baylor Scott & White Medical Center, a 260-bed hospital, is 5 miles away. The neighborhood also offers access to Texas State Highway 6, which connects to Interstate 35. From there, travelers can start the 95-mile journey south to Austin or the 100-mile trip north to Dallas and Fort Worth. “We’re truly in central Texas,” Harrell says. “It’s a great spot. If you want the bigger-city attractions, you’re 90 minutes away north and south, yet you get the small-town feel.” Waco Regional Airport, where travelers can catch connecting flights to major cities, is 11 miles from West Waco.
