Tree-lined streets with homes built in the 60s and 70s
San Marcos' narrow, tree-shaded streets are dotted with townhouses, ranch style homes and contemporary saltbox designs. Most were built between the late 1960s and early 1980s but have been lovingly cared for and maintained by their owners over the years. Sidewalks, manicured lawns and mature trees and vegetation are a common sight here. Townhouses typically price between $800,000 and $1 million while ranch homes and multi-level homes can list from $1.2 million to $1.5 million. The market is competitive in San Marcos with many homes being sold within two or three weeks. Atria Walnut Creek, an assisted living community, is also stationed near the neighborhood's northside. "If it's a turnkey, it's generally gonna go within a couple weeks," says Realtor Roland Osage of Real Brokerage Technologies, who has lived in the East Bay his entire life.

San Marcos students attend schools in the Mt. Diablo Unified School District. “There are great, highly desirable schools in this area,” Mills says. Young kids can start their education at Bancroft Elementary School and Foothill Middle School — both of which earn a grade of A-minus from Niche. Teenagers can attend Northgate High School off Castle Rock Road. The high school earns an overall grade of A-plus from Niche and offers a competitive athletics department, as evidenced by its football team's annual "Battle of the Creek" showdown against cross-town rival Las Lomas High School.

With an average of 262 sunny days per year, San Marcos residents spend a lot of time outside. Downtown Walnut Creek shopping and dining
San Marcos is about a mile from downtown Walnut Creek, a small-town strip with an array of outdoor patios, cafes, eateries and local shops. “It’s a popular hub in the East Bay. It’s where people like to walk around and get a cup of coffee or a glass of wine. There are events and festivals as well,” Mills says. Residents can swing by Caffè La Scala for a macchiato and a pastry or gather friends for a slice at the surf-themed Pizza My Heart. Trader Joe’s and Target are nearby for groceries and everyday essentials. Downtown Walnut Creek is also home to the Lasher Center for the Arts, which offers a variety of events, from local theater to comedy and visual arts exhibitions. Broadway Plaza, an open-air shopping hot spot containing a wide variety of trendy boutiques and restaurants, is about 2 miles away.
