Walnut Knolls, a leafy community 17 miles northwest of Oakland, offers proximity to downtown Walnut Creek, Interstate 680 and highly rated schools. "Walnut Knolls doesn't have sidewalks or streetlights, so it's almost rural even though you're really close to downtown Walnut Creek," says Realtor Carissa Brikken Brown of Christie’s International Real Estate Sereno, who has lived in Walnut Creek for over 20 years. "It's got kind of a country vibe to it, but it's still very walkable to downtown."

An 80-year legacy and a hot housing market
Walnut Knolls contains a variety of home styles along its winding, cul-de-sac-heavy streets. Ranch-style and split-level homes mix with larger properties with contemporary architecture. A 2,000-square-foot house can cost from $1.4 to $2 million, while larger estates with five or more bedrooms often range between $2.5 to $3 million. Condos range from $374,000 to $705,000. The housing market is extremely competitive: "Homes last maybe seven days max," Brikken Brown says. "It's just really desirable. It's a total family neighborhood, so homes in this area do not last a long time. Anything under $2 million is gonna go quickly." The neighborhood was established in the 1940s and some of the original homeowners still live there. Homes were built throughout the decades. Some are still under construction and scheduled to be completed in 2024. Walnut Hills Association, a volunteer-based group, hosts social events throughout the year, like the Labor Day Pig Roast & Potluck.

A-rated public schools in two districts
One of the main draws to Walnut Knolls is its proximity to top-rated schools. Students in Walnut Knolls are zoned to the Walnut Creek Elementary School District and Acalanes Union High School District. Children may go to Murwood Elementary, located within the neighborhood, and Walnut Creek Intermediate; both schools earn an overall grade of A-minus on Niche. Teens can attend Las Lomas High School, which offers a myriad of extracurricular organizations, from National Honor STEM Society to Astronomy Club. Niche gives Las Lomas High School an overall grade of A-plus.

Iron Horse Regional Trail connects to other multiuse trails
The Iron Horse Regional Trail runs through the neighborhood and passes by the elementary, intermediate and high schools, making it convenient to walk or bike to school. This 32-mile paved trail connects to others in the area, creating an expansive network for dog walking and running. Additionally, a walk in the park is never far away for Walnut Knolls residents. Just a quarter mile north of the neighborhood is Lar Rieu Park off El Camino Corto, which offers views of Mount Diablo. Locals are also a 2-mile drive from Tice Valley Park, which has space for pickup soccer games and picnicking. Just south of the neighborhood, Sugarloaf Open Space has 3,000 acres of multi-use trails and open fields. Although Walnut Knolls is a beautiful area surrounded by nature, residents can expect some bad air quality days – up to 20 per year. This is partially due to Walnut Knolls’ location in a valley: air pollutants tend to collect here between the surrounding hills.

Downtown Walnut Creek’s shopping and dining scene
Locals can walk or bike to some of the city's most popular restaurants and outlets since the neighborhood is less than half a mile from downtown Walnut Creek. Reservations are recommended at the family-owned Telefèric Barcelona, which serves tapas and Spanish wine. Broadway Plaza is an open-air shopping center with over 80 high-end boutiques and retailers including Nordstrom and Louis Vuitton. Whole Foods keeps the area supplied with fresh groceries. San Miguel Center includes a salon, a dry cleaner and several fast-food restaurants. Walnut Creek Farmers Market is open year-round every Sunday along Locust Street, with about 100 vendors selling produce, meats and other local goods.

Commuting to Oakland
Walnut Knolls is walkable given its proximity to downtown Walnut Creek. However, residents often commute by car on Interstate 680, which runs along Walnut Creek's westside. Locals also have the option of taking Bay Area Rapid Transit's Yellow Line, which includes a station in downtown Walnut Creek. "We're 15 minutes from Oakland without traffic, 30 minutes from San Francisco. We're just really centrally located," Brikken Brown says. Walnut Knolls also neighbors Kaiser Permanente Walnut Creek Medical Center, which serves as one of the city's top employers.
Close freeway access puts Walnut Knolls 30 minutes from San Francisco, after traffic subsides.
