Bleachery has been home to busy workers since the 1800s
Before the Bleachery neighborhood was a hotspot for young Boston professionals and history buffs, it was a trend-setting destination during the American Industrial Revolution. The Boston Manufacturing Company became the first textile mill to turn raw cotton into yarn-finished textiles, and one of its subsidiary businesses was the Bleachery — the neighborhood’s namesake.
Gary Rogers is the broker owner of Re/Max On The Charles who grew up in the area and knows the history and market intimately. “The Boston Manufacturing Company owned swaths of land, and the mill built housing for the workers, which were multifamily buildings. Much of it was in the Chemistry and Bleachery areas." Irish, Italian and Canadian immigrants flocked to the area, and Rogers says their influence is still seen today. “I've sold homes that still have homemade wine presses in the basement and grape arbors in the back,” Rogers says. Thanks to the mill’s booming success in the 1800s, Bleachery is now a blend of history and modern living with easy access to jobs in Boston.
Brand-new townhouses and older homes
Homes here are a mix of condos, townhouses and multifamily properties. “The homes are older, so there’s a lot of infill development,” Rogers says. “There are contemporary townhouses, and that’s attracting a lot of young professionals. There’s also an influx of older homes being renewed.” For townhouses, prices can start around $840,000 and reach $1.4 million for newer builds. Single-family and multifamily homes with colonial and Cape Cod designs can sell for $635,000 to $895,000. Condos are more in the $475,000 to $800,000 range. More than half of residents are renters, but Rogers says Bleachery’s affordability is a draw to homeowners. “Waltham has an owner-occupied tax exemption. Every year, homeowners who sign the exemption get a $2,900 tax credit. A condo in Waltham might have a property tax of $5,000 a year, but with the credit, it gets cut almost in half.”
Convenient commutes to Boston by bus, train or car
Bleachery residents have short commutes to Boston with the buses, highways and nearby Waltham train station. Interstate 90 leads about 10 miles east to downtown Boston, a trip that takes close to 40 minutes with heavy traffic. MBTA buses run throughout the area, with most stops lining River Street. I-90 is also the quickest route to Boston Logan International Airport. Commuters who want to avoid traffic start the day at Waltham station and take a 30-minute train ride to Boston using the Fitchburg Line. “Waltham was one of the first stations when they cut the railroads in the 1840s,” Rogers says.
On average, Bleachery gets 20 inches of snowfall a year. The city may declare a snow emergency and parking ban so snowplows can clear the streets. Residents can move their cars to nearby municipal and school parking lots during the ban.
Waltham High School was built for student success
When it comes to school, kids start at FitzGerald Elementary School, which earns a B-minus from Niche. McDevitt Middle School is next and also gets a B-minus. Waltham High School receives a B and recently built a brand-new building, Massachusetts's most expensive public school project. The new building has dedicated spaces for vocational training, like cosmetology and HVAC. Rogers also highlights Waltham’s Brandeis University and Bentley University, less than 3 miles from Bleachery.
Dining over on Moody Street
Bleachery has a Shaw’s on River Street and a Stop & Shop farther down the road, making it easy to grab groceries. The neighborhood has small popular restaurants, like Taqueria El Amigo, but Moody Street is a dining destination less than 2 miles from Bleachery. “Moody Street is called Restaurant Row,” Rogers says. “Amuleto has amazing Mexican food and top-of-the-line tequilas. It’s always busy, but we usually get takeout. Tempo is a great American bistro.” Rogers mentions the city used to shut down the street so restaurants could put chairs and tables in the road to seat more patrons. The city recently expanded the sidewalks, and restaurants can now apply to use the extra space for seating to avoid closing the street.
Steampunk Festival and 19th-century sheep herding
Rogers mentions Waltham’s Watch City Steampunk Festival is a hit every year. Bleachery residents can take a short drive to City Hall to see people dressed in steampunk garb, shop from local vendors, hear live music and pop into nearby museums like the Charles River Museum of Industry & Innovation.
Gore Place Museum is a mansion built in 1806 that preserves the story of life in the 19th century through exhibits and a 50-acre working farm. The museum hosts the annual Sheepshearing Festival in April, when visitors can buy tickets to buy handcrafted items from over 100 artists, chat with reenactors stationed throughout the estate, and watch a sheep herding demonstration.
Outdoor activities at Lowell Playground and Charles River Greenway
Lowell Playground is in the middle of the neighborhood, and recent renovations expanded the park with tennis and pickleball courts, a refreshed playground and additional athletic courts. Residents can take a short drive or walk to the park. Residents who want to bike or go for a run might head down the Charles River Greenway, which flows alongside the river down Newton in the north and Boston in the south.
