North Waltham, a suburban neighborhood in the greater Boston area, has plenty of nearby recreation and amenities. “North Waltham has incredible accessibility,” says Amy Kirsch, an experienced Realtor with Leading Edge. “It’s sandwiched between other towns like Lexington, Belmont and Watertown, and it’s close to Route 2, I-95 and the Massachusetts Turnpike. It’s also more suburban because you’re not in the city, so you get that warm, hometown feeling. There are good shops and great restaurants, and it’s easy to get around.” Professors might settle in North Waltham to be close to Bentley University or the over 40 institutions in Boston, 15 miles from the neighborhood. Residents who work in tech will be near major industry headquarters, like Boston Dynamics. North Waltham gives residents space to explore the outdoors and easy access to commuting routes to busy Boston.

Hiking trails and sled slopes at Beaver Brook Reservation
North Waltham features outdoor destinations, giving residents plenty of options when they want to go for a hike, take their dogs on a walk or bring their kids to a playground. “Beaver Brook Reservation is very popular,” Kirsch says. “There’s a variety of things you can do. There are hiking trails, a playground, a dog park and a waterfall. It also has one of the biggest sledding hills, and the splash pad is popular in the summer.” Some residents stroll the Beaver Brook Tree Walk, a trail that winds throughout the park and towering trees of different species. Parents who need a more traditional park for their kids visit Graverson Playground off Trapelo Road or Veterans Memorial Complex near Gann Academy. Residents also live near the private 18-hole Belmont Country Club and the Waltham Family YMCA.
Walter E. Fernald Development Center opened in North Waltham in 1890 and was the first publicly supported institution for individuals with mental disabilities. The center closed in 2015 after some controversy, and the state wants to turn 120 acres of the nearly 200-acre campus into a recreation space with a small train, athletic fields, garden, nature preserve and memorial area to honor the past residents of the center.

From condos to new traditional single-family homes
Most residential streets have narrow sidewalks that cut across moderately sized yards. Many homes feature garages, and those without garages often have paved, uncovered driveways. “There’s a good variety of homes there, a lot of multi-family and single-family options,” Kirsch says. “There are condo villages, too, that have been there for at least 10 years. Some are senior villages, and others are mixed age.” Condos sell for $350,000 to $575,000, depending on the unit’s size. Single-family homes with around 1,300 square feet sell between $700,000 and $800,000, while homes with at least 2,000 square feet go for $800,000 to over $1 million. A few new traditional Craftsmans were built as recently as 2023 and sold between $900,000 and $2 million. Luxury townhouses in Woodbury can also range from $800,000 to $1 million. The temperature can drop below freezing during the winter with some snow.

Kirsch recommends Mighty Squirrel Brewing Co., which has about a dozen beers on tap and a coffee bar for morning pick-me-ups. Mighty Squirrel hosts food trucks and schedules regular live music shows and trivia nights. Grassfields is a sit-down lunch and dinner spot with a surf and turf menu. Kirsch also says Moody Street in Waltham has popular restaurants, like Gustazo Cuban Kitchen & Bar and Solea Restaurant and Tapas Bar. Residents have two Star Market locations to choose from when they need groceries, and Costco is only 4 miles away.

Taking the Massachusetts Turnpike to downtown Boston
The 15-mile drive to Boston takes about 30 minutes on the Concord Turnpike or the Massachusetts Turnpike, both toll roads. Both routes also lead 15 miles to Boston Logan International Airport. Waverley Station is the nearest train station, connecting commuters to the Fitchburg Line. The train runs about 20 minutes east to North Station in Boston. North Waltham residents who work in engineering or software development have much shorter commutes if they work at Boston Dynamics’ corporate office on Smith Street or Bentley University. The Lahey Hospital & Medical Center is 11 miles north of the neighborhood, or about a 20-minute drive using Interstate 95. MTBA buses run along route 61, which flows down to Waltham Center.
Extra room at refreshed Waltham High
Northeast Elementary School earns a C-plus from Niche and feeds into John F. Kennedy Middle School, which gets a B-plus. Waltham High School receives a B, and the school’s campus recently underwent the state’s most expensive renovation project. The $374 million project allowed the school to add an auditorium, library and culinary arts kitchen. Waltham High offers 18 specialized classes that aim to help students learn technical skills for careers in areas like cosmetology and programming. Students who want a more flexible learning schedule enroll in Waltham Valor High School, which is currently unrated by Niche. The school follows a virtual, asynchronous class schedule, but students can still participate in sports and clubs at Waltham High School.
