Cleveland Park was established as a place for wealthy families of 19th-century Washington D.C. to spend their summers after living near the Potomac River in the nascent commercial district of Georgetown for the rest of the year. The neighborhood was one of D.C.'s original 'streetcar suburbs' long before the highways ran through the city and is named after President Grover Cleveland, who owned a Queen Anne home there before losing his first re-election bid. Today, locals might tend more toward creative-minded entrepreneurs and urbane civil servants working in downtown D.C. or at the embassies to the north in Van Ness. "Cleveland Park is a historic neighborhood that values preservation and maintaining the facades of homes as they were originally built," says Michael Rankin, a Realtor for Sotheby's International Realty and longtime resident of Northwest Washington. Most of these grand old houses are listed on The National Register of Historic Places, thanks to an active historical society and a population committed to shaping the community.

Cleveland Park trails lead to Rock Creek Park, or the Smithsonian National Zoo

Cleveland Park is tucked between two park systems, with Glover-Archbold Park’s forested trails at the west end and locales like Reservation 630, also called Melvin C. Hazen Park, to the east. Reservation 630 is a thin piece of acreage with wild, leafy trails connecting to Rock Creek Park, Washington D.C.'s premier green space, which the National Park Service maintains. This vast forested space in the city stretches from the Maryland border down to the Potomac River, offering all manner of outdoor recreation for locals and visitors alike. Along Newark Street rests Rosedale Conservancy, one of the community-maintained parks that has been Cleveland Park's locally dubbed "Village Green" as far back as 1740, when the neighborhood was just miles of hilly farmland. Cleveland Park residents also benefit from living next door to the Smithsonian National Zoo; a couple blocks south on Connecticut Avenue. The National Zoo is a regional attraction that draws visitors from all over the country and is a popular field trip destination for schoolchildren from all around the D.C., Maryland, and Virginia area, also dubbed the “DMV.” The whole family can stop by and see animals from all over the world, from Asian elephants to bears from the Andes mountains and an entire section dedicated to the wildlife of the Amazon Rainforest.

Sam's Park & Shop is one of the city's oldest spots for retail

Cleveland Park’s main retail center, Sam's Park & Shop, is considered one of the city’s oldest strip malls as it was built back in the 1930s. The Park & Shop runs along the bustling Connecticut Avenue and has been a community staple for nearly a century. It continues to serve residents with modern tastes with establishments from the lauded Dolan Uyghur Restaurant, offering cuisine from the Asian steppes, or Cleveland Park Bar & Grill, a gastropub great for watching sports with a burger, beer, and a view from their rooftop deck. Locals usually grab a breakfast sandwich at the Cracked Eggery or browse through Target and Yes! Organic Market for more health-conscious grocery options. For more nightlife, hit Nanny O’Brien’s, an Irish pub with occasional nights of live music and trivia, and it’s been serving Cleveland Park residents pints of Guinness and other draft beers for decades. Further west is the small line of shops on Macomb Street Northwest, where famed pizza restaurant Two Amy's has been serving authentic Neapolitan pies and other Roman delicacies for two decades, right across from Giant Foods supermarket. Though these establishments keep new conveniences close by, Rankin says, "When you drive down Macomb Street, the houses and sidewalks look pretty much the same as they did a century ago." Turn right, and the streets narrow with bricked sidewalks densely shaded by white oaks and maple trees.

Numerous historic homes, with condos and apartments readily available

Cleveland Park has a diverse housing stock that makes it easy for different types of homebuyers to find properties here; as Kerri Murphy, a D.C. local and Realtor with RLAH Real Estate, says, "The Park has a good number of condos that can be starter homes but also single-family homes for long term residents." The neighborhood has an almost 50-50 balance between renters and homeowners. Buyers can find modern condominiums, a few more than six stories high in keeping with the city's famous Height of Buildings Act from 1910, which restricts construction above a specific elevation. One-bedroom, one-bath apartments with low homeowners association fees are on the market in these historic Beaux-Arts style brick buildings for $250,000, while one-to-two-bed condos go from $300,000 to $1 million. Buyers seeking standalone properties can find them from $1.2 million for a three-bed Cape Cod or several large, century-old homes in Cleveland Park's Historic District in intricate Italianate, Queen Anne and Tudor Revival styles that can be priced at $4 million or more. Several Tudor and Victorian facades belie expertly built renovations that maximize these homes to sizes of over 4,000 square feet with several bedrooms. "The historical society understands people don't live the way they did back in the 1930s," says Rankin, "so there's a lot of leeway when it comes to expanding the footprint in the back of these homes." Cleveland Park has always been praised for its climate as well. The 250 feet of elevation gain from Georgetown up Wisconsin Avenue may not feel like much to the modern resident, but in the days before air conditioning, locals appreciated its slight temperature change and windiness and its expansive views of the Potomac River. The first thing people may notice while strolling or biking these streets is the size of the plots and homes compared to other areas this far into Washington. Cleveland Park truly offers a taste of the country in the city, which appeals to buyers and keeps turnover low.

Community engagement has shaped Cleveland Park's locales

The nonprofit Cleveland Park Village has responded to the demographic trends caused by low turnover by organizing local volunteers to help older residents age in place by offering trips to the grocery store or rides to medical appointments. "People get these houses and then hold onto them for 30 years," says Rankin, "because virtually all of Cleveland Park is walkable." On Saturday mornings from April to December, Connecticut Avenue gets lined with vendors to either side for the FRESHFARM Cleveland Park Farmers Market, providing locals and even curious neighbors from around the city to buy fresh produce, meats and even made-to-order hot foods from nearby businesses. Civic activism by Cleveland Parkers has led to the establishment of the Tregaron and Rosedale conservancies, community-funded historic green spaces that residents can stroll through with their dogs or set down a blanket for a picnic. Next door is the historic Uptown Theater, in many ways the pride of Cleveland Park, whose tenants, AMC Theaters, vacated during the pandemic to general neighborhood uproar. But citizens banded together, and as a result, this Art Deco theater from 1936 will soon be turned into a nonprofit run by a resident-led co-op.

Washington National Cathedral is world-famous, and rests next to the Cleveland Park

Along Cleveland Park's southern border blooms the vast gardens of the National Cathedral, an English-Gothic style Episcopal church, and the sixth largest cathedral in the world, which has hosted the funeral services of four U.S. presidents, Dwight Eisenhower, Ronald Reagan, George H.W. Bush and Gerald Ford. This massive house of worship is hard to miss, even from the farthest reaches of Cleveland Park, and residents can hear the church's bells on Sunday mornings from their homes.

Public and private options near Cleveland Park get all A's

District of Columbia Public Schools serves the Cleveland Park area. "To be able to walk your kids to school is really sought after," says Rankin, and Cleveland Park is one of a handful of Washington neighborhoods where it's possible to do so. Local Eaton Elementary School received an A-minus from Niche for its academics. The school's yearly musical is a hot ticket for parents and neighbors alike. Alice Deal Middle School has an A-rating and is ranked the No. 10 best middle school in the district by Niche, and Jackson-Reed High School, formerly known as Woodrow Wilson High School, also has an A-rating. Numerous highly-rated private schools are also within walking distance of Cleveland Park for parents seeking them, like the K-12 Maret School and Sidwell Friends School, a Quaker K-12 school where several presidents have sent their children to learn from Chelsea Clinton, Sasha and Malia Obama, and Archibald Roosevelt, Teddy Roosevelt’s son. No school within a 1-mile radius of Cleveland Park is rated lower than an A-minus on Niche, so quality can be expected here.

Take the metro to downtown D.C., or Wisconsin Avenue to Georgetown and Maryland

For drivers, the main road to the west is Wisconsin Ave NW; take it less than 3 miles south to the upscale shopping and nightlife of Georgetown or north to Maryland in the same distance. To the east, Connecticut Avenue leads to downtown D.C.'s government and business employers after a short drive. For those looking to avoid navigating D.C.'s complex street layout, the Cleveland Park metro station is conveniently located next to the old Park & Shop strip mall on Connecticut Avenue. Connected to the Red Line, commuters can take the train 15 minutes or less into downtown D.C. or as far north as Shady Grove in Maryland. Residents may find walking around Cleveland Park much more straightforward than biking, especially on main roads, but a simple bike trip to the park through residential streets is manageable.
