Suburban living with a city address
Perched on a prominent hill overlooking the city, Fort Lincoln gets its name from the Civil War rampart built there on the D.C.-Maryland line to defend the city. It wasn’t until the 1970s and 1980s that the neighborhood saw a serious shift toward residential development, beginning with townhouses and apartment homes for seniors. “Fort Lincoln sits right on the district line and is a cornerstone that joins the city with suburbia,” says Bianca Brooks, a Realtor with Compass who’s lived in the neighborhood since 2015 and has been in real estate for the past five years. “We’re 20 minutes from downtown, five minutes from the Baltimore-Washington Parkway, and 15 minutes from Ronald Reagan Washington National Airport.” With a new shopping center to boot, residents can enjoy proximity to the city with all the conveniences of suburban living.
Townhouses starting at $500K
Most homes in Fort Lincoln are modern townhouses with condominiums sprinkled in and a small number of single-family 1920s bungalows. Many of the townhouses are practically new, built within the last several years, offering two to three bedrooms, four levels of living space and a starting price around $500,000. “Price points here are lower compared to other neighborhoods in the D.C. market, which attracts new families and first-time homebuyers,” Brooks says. “It’s an entry for anyone who wants to own a home in the area.” Condos, too, generally sell in the $300,000s, a good alternative for college graduates looking to buy their first home.

Big-box stores and a local brewery
The Shops at Dakota Crossing, the main shopping center in Fort Lincoln, is anchored by a Costco and offers a few other national retailers, including Lowe’s and PetSmart. Mecho’s Dominican Kitchen, a local eatery, offers authentic, made-from-scratch dishes from twin brothers, Aris and Raymond Compres, who opened their first family-run food business 25 years prior. On the northwestern side of the neighborhood, DC Brau features locally brewed draft beers that include a seasonal brew or two and the occasional taproom exclusive. The brewery also sponsors monthly runs for charity and offers weekly happy hours and half-price pint nights.

Fall Festival in Fort Lincoln
Every year, the Village of Dakota Crossing subdivision within the neighborhood celebrates Halloween by bringing the community together for a fall festival. In the past, the city’s police have stopped by to join the celebration by mingling with neighbors, sharing candy and cupcakes and watching sack races and costume contests.
From high kicks to high-tech
Fort Lincoln students attend Langdon Elementary, which received a B-minus from Niche. With a cheerleading and dance squad, track and field for boys and girls, flag football and a tennis program, Langdon offers numerous ways for students to stay healthy and fit. At McKinley Middle, which scored a C, students can explore their interests by joining the robotics, art and Spanish clubs. Students can also participate on the school’s yearbook team, which teaches them how to collaborate. At Dunbar High, a C-minus school, students can enroll in an engineering academy, a four-year program that promotes critical thinking and problem-solving to prepare students for today’s high-tech, high-skill global economy.
Historical rampart turned park
The 6-acre Fort Lincoln Park occupies a ridge overlooking the district that was once a Civil War rampart. It features walkaways, rustic pavilions, benches and brick and stone earthworks, including an amphitheater, that capture and preserve the land’s history. Two baseball fields are next door, as is the Theodore Hagans Cultural Center, a facility with an outdoor pool, several tennis courts and a pickleball court. The city is still in the planning stages of building new community center on grounds of the former Thurgood Marshall School, which was demolished in 2020.
The bridge at Fort Lincoln Park is a local landmark.

Keeping congestion out
While there’s no Metro station in the Fort Lincoln, the H6 and B series Metrobus routes come within a block or two of most homes, and service downtown takes about an hour. Commuters and weekenders will appreciate how car-friendly the neighborhood is, with New York Avenue NE/Route 50 connecting drivers to Interstates 495 and 295 within minutes. “Transportation has always been a sticking point here,” Brooks says. “Residents don’t want too much traffic coming in the neighborhood. For now, the only congestion we see is along South Dakota.”
