A former World War II housing co-op
Located in southeast Washington, D.C., Naylor Gardens was originally developed as a housing co-op for defense workers during World War II. Today, the community’s 45 apartment complexes still stand and continue to draw residents. “The apartments are well-built and low-priced,” says Nora Burke, a Realtor with McEnearney Commercial who has worked in the area for 25 years. She adds that these factors contribute to the neighborhood’s low housing inventory. “It’s the kind of place where people live their whole lives. Units get passed down to family members. Once you rent or buy here, you’re probably not leaving.” But aside from low house prices, Naylor Gardens offers a playground and splash pad at the Hillcrest Recreation Center, and it's near restaurants along the nearby Anacostia River.

Naylor Gardens has apartments available to rent and buy
Red-brick Colonial Revival-style apartment complexes dot Naylor Gardens' sidewalk-lined streets. Each complex has a laundry room and street parking. Co-op board members vet and approve every prospective resident. Mature white oak trees shade grassy lawns in front of each building, which Burke says is a unique attribute. “Most rental-heavy places don’t have yards, especially well-maintained ones, like Naylor Gardens.” About 70% of Naylor Gardens is renters, but units are still available to purchase. One-bedroom units can start at $100,000, while two-bedrooms typically sell for $110,000. The neighborhood also has a few ranch-style and Cape Cod single-family homes ranging from $600,000 to $750,000. Naylor Gardens' overall CAP Index crime score is a 6, a little higher than the U.S. average of 4. However, it receives an 8 or more for certain violent crimes. A D.C. Police substation is in the neighborhood’s Good Hope Marketplace shopping center, and the 7th Ward Police Department is less than a mile east.

Reach D.C. via driving or the Metro
Most streets in Naylor Gardens have sidewalks, and the neighborhood is convenient for several types of transportation. A 7.5-mile drive along Pennsylvania Avenue SE and Interstate 695 leads to downtown D.C. The drive can take 30 to 45 minutes, depending on traffic. “The second you get on I-695, there’s almost always standstill traffic,” Burke says. "That’s what makes the drive take longer." Several Washington Metropolitan Area Transit Authority bus stops are in the neighborhood, and the Naylor Road Metro station is less than a mile south. It follows the Green Line, reaching stops in downtown D.C. in about 15 minutes. Major employers, like the U.S. Coast Guard Headquarters and the U.S. Department of Defense, are less than 5 miles west. Ronald Reagan Washington National Airport is 8 miles west, and Dulles International Airport is 40 miles in the same direction. BridgePoint Hospital Capitol Hill is less than 4 miles northwest.

Hillcrest Recreation Center has been around for decades
Originally built in 1942, the Hillcrest Recreation Center sits at the neighborhood’s core. Fitness equipment and a computer lab fill the contemporary-style building. The basketball court hosts regular pickup games and youth leagues. Outside, players get into rallies on the rubber tennis courts, and kids climb rope walls on the playground. The center’s spray park is open during the summer. Vegetables and flowers grow in the community garden, which has plots available to rent. A plan was recently approved to build an indoor aquatic facility next to the recreation center, though the project's start and end dates haven't been announced. During the Civil War, the Union Army built an earthwork fort atop what is now known as Fort Dupont Park, 2 miles northwest of Naylor Gardens. Today, it's a 361-acre green space with 10 miles of forested hiking trails, youth baseball diamonds and an indoor ice arena. Every Saturday in September, locals bring lawn chairs to the park’s amphitheater and listen to jazz, R&B and hip-hop artists perform at the Fort Dupont Park Summer Event Series. Anacostia Park is less than 3 miles west of the neighborhood. The 1,200-acre riverfront park system includes hiking trails, a pirate ship-themed playground and a skating rink.

Pathway programs at Anacostia High School
Children can attend Beers Elementary School, graded a B-minus by Niche, and Sousa Middle School, which earns a C. They may continue to C-minus-rated Anacostia High School, which offers pathway programs in fields like computer science and public safety.

Groceries in the neighborhood, restaurants at The Yards
A Safeway grocery store anchors the Good Hope Marketplace in the neighborhood’s northwestern corner. Lidl and fast-food restaurants, like Starbucks and McDonald’s, sit across the street. But even with this convenience, Burke says locals often drive for more shopping and dining options. “There aren’t many notable shopping centers in southeast D.C. Most people drive to places on the river, or they just go downtown for restaurants.” Breweries, wineries and Mexican restaurants overlook the Anacostia River at The Yards, a mixed-use development 3 miles northwest of the neighborhood. As locals sip drinks, they may crowd cheers from the adjacent Nationals Park, home to the Nationals MLB team.
