Neighborhood attracts mostly owner-occupants

Neighbors Helping Neighbors is a neighborhood of around 700 homes conveniently located between U.S. Routes 63 and 218 a mile south of downtown Waterloo. “It’s close to everywhere you want to be,” says lifelong Waterloo resident Travis Ferguson. A Realtor with Keller Williams and owner of the Travis Ferguson Team, Ferguson has been selling homes here for nine years. Many homes in this older neighborhood are being renovated, but many others still need attention.

Renovations in progress and to come

“There are some pretty nicely renovated houses in that area. You usually see a couple of eyesores that have a lot of potential. We’ve sold plenty of houses in that area,” Ferguson says. Many homes were built in the mid-century. Home styles include Craftsman bungalows, Prairie, Dutch Colonial-inspired, and ranch-styles. “Many of these homes have converted attics into living space. There’s a lot of character in those homes from the mid-century era,” he says. Lower price points attract first-time buyers, who can receive $25,000 down payment assistance from the city. "We’ve seen a lot of owner-occupants buying homes in that area. The homes that need a lot of TLC are the ones that are going to get picked up by investors,” he says. Homes in need of a complete rehab can sell for $30,000, but most fixer-uppers cost between $50,000 and $70,000. Move-in ready homes range from $80,000 to $160,000 and increase in price based on size and renovations.

West High School students can apply to the IB diploma program

Children can attend Irving Elementary, which receives a C from Niche, before moving on to Hoover Middle School, which earns a C-plus. Leavitt and Liberty among parks close by

Several parks are within a mile of Neighbors Helping Neighbors. "The parks are well-maintained and one of the area's selling points. You see a lot of kids in the parks, especially in the summertime,” Ferguson says. Kids and their parents can walk to the playground and open play area at Leavitt Park, which is half a mile away. Nearby Miller Park has ample green space, and the playground and open fields at Liberty Park have made it a long-time family favorite. Dry Run Creek runs north and south through the center of Liberty Park. Rooff Park is a narrow park with a playground close to U.S. Route 218.

From Bosnian cakes to monster cookies

The scent of baking bread wafts out of Ajla’s Bakery and Grocery, half-a-mile away. Ajla’s specializes in Bosnian pastries, cakes and grocery items that bring a little piece of home to the hundreds of Bosnians who settled in Waterloo in the 1990s after the Bosnian War. Another spot for sweets, Monster Cookies & More, is right in the neighborhood. Its homemade cookies with all-natural ingredients have an almost cult-like following, and cookies are routinely shipped as gifts across the country. Several stores offer major grocery shopping within 2 miles, including All-In Grocers, Hy-Vee, US 5 Store and the Hornbill Asian Market. There’s also a Dollar General half-a-mile away. Restaurants nearby include Big Head Burger and Morg’s, a hometown diner serving hearty breakfasts.

Friday Loo free summer concert series at Lincoln Park

For two decades, local, regional and touring artists have performed free concerts at Lincoln Park on Fridays during the summer. The event is known as Friday Loo and features food trucks and a splash pad for those hot summer nights downtown.

Right between U.S. 62 and U.S. 218

The neighborhood is convenient for commuters with U.S. Routes 218 and 63 each within about a mile. Cyclists can take advantage of bike lanes along Bertch Avenue. The area’s main drag, W. 4th Street, goes straight into downtown Waterloo, a mile away. Bus stops on main neighborhood streets, such as W. 5th Street and W. 9th Street, are available.
