Green Acres near Nashville
Watertown is a rural community where “the cows outnumber the people eight to one,” says Richard Cassetty, broker/owner of American Dreams Realty LLC, who was born and raised in Watertown and has been selling real estate there for over 20 years. “In Watertown, you don’t have the hustle and bustle of Nashville. Here, you expect to see a tractor going down the highway or a horse running alongside your truck. All the old farmers hang out at Watertown Tire and Lube to tell stories and gossip. People know and love each other here. It has a Green Acres feel — but a modern-day Green Acres. There were only nine houses on our road when I was a kid. Now there’s something like 75.”
Home options keep growing
Single-family homes in Watertown list for between $200,000 and $2.3 million. Many of these are brick ranch-style homes or cottages with detached garages that can double as workshops for home projects and hobbies. Move farther out of town, and beautiful country farmhouses come into view with 30-plus acres of land and covered porches that allow homeowners to sit outside and take in natural views from their property. New homes, too, as Cassetty points out, are being built in the area all the time. Most are high-end new construction starting at $700,000 with major trim and millwork, hardwood flooring and three-car garages. Empty lots are selling along with them, from $120,000 for 1.3 acres to $3.9 million for 252.
The farther one goes from Watertown, the larger homes and lots become.
Watertown is known for its historic Queen Anne Victorian Homes.

A Main Street that cares
Three Forks Marketplace is the local grocery store that prides itself on listening to, stocking and supporting what the community values most. Facing the town square, Adopted Farmhouse Coffee provides a place for people to connect and support each other, especially if they’re interested in adoption. Across the street, Dainty Darlin features upscale clothes and accessories, and down the block, Depot Junction Café serves hearty breakfasts, burgers and combination dinner plates. “All the old farmers meet at the Depot for breakfast,” Cassetty says. “Don’t be surprised if you go in for lunch and a stranger starts a conversation.”

Where families encourage education
Watertown schools all received above-average grades from Niche. At Watertown Elementary, a B-plus school, parents can get involved by assisting with school events, providing refreshments and encouraging their students on special event days. At Watertown Middle, which scores a B-minus, students can choose from 19 clubs and extracurricular programs, including baseball, girls soccer, choir and yearbook. At Watertown High, also a B-minus school, athletes compete in the TSSAA’s 4th region in football and 8th district in all winter and spring sports.

The Watertown High School is ranked 190th within Tennessee.

One stop for recreation
Three Forks Park (also known as Watertown Community Park) is the main recreational center in town where residents can team up on the two baseball fields, make their shots on the basketball court or spike the ball on a sand volleyball court. A playground for kids, a show ring for horses and the town’s city hall and police station are also part of the complex.

Every year Watertown has the Mile Long Yard Sale in October.
The longest yard sale
What started as a townwide yard sale in Watertown several years back has turned into the Spring Mile Long Yard Sale that runs much longer than a mile — from the outskirts of Lebanon through Watertown to Alexandria. “I never go to my office in Lebanon during the yard sale because traffic is so bad,” Cassetty says. The town also hosts a music festival and several holiday events, such as Trick-Or-Treating in the town square.
Residents can travel 40 miles from Watertown for a fun night out in downtown Nashville.
Only 40 miles to Music City
Nashville is about 40 miles away on Interstate 40, which runs through the Watertown community north of town. While passenger trains no longer come through Watertown, excursion trains, such as the North Pole Express and Valentine Wine Train, or theatrical performances, such as Murder Mystery and Train Robbery, which are performed on the train, stop in Watertown as part of trips designed by the Tennessee Central Railway Museum.
