On the north side of Waukegan, two miles from downtown, is a small neighborhood just south of a private country club and west of a 60-acre park that’s a hot recreation spot even in the cold of winter. The Greenwood Park neighborhood is also a couple of miles from Lake Michigan. “This is a section of Waukegan that has more of the middle to higher-priced properties,” says Kris Seegren, a Realtor with Re/Max Showcase, who spent part of her formative years in this neighborhood. “My dad built some of the homes in this neighborhood, especially along Poplar Street.”
Vintage homes on Glendenning Place
Homes from the 1920s and ‘30s line Glendenning Place, which forms a semi-circle and connects with Greenwood Avenue on either side. “When I was growing up, they called this stretch of homes Doctors’ Row since those were the people living in those houses,” Seegren says. “It’s not the case today, but they are still lovely houses.” The street is lined with large Tudor and Colonial Revival homes, while there are mid-20th century Cape Cod and ranch-style homes elsewhere. Prices range from $190,000 to $350,000. The First Street website, which reports on environmental factors in the neighborhood, says that this neighborhood sometimes experiences moderate air quality.

There’s always something going on at Bowen Park
Sheridan Road, a busy north-south thoroughfare, splits the neighborhood from Bowen Park, but a pedestrian bridge lets residents cross safely to the playgrounds in the meadow. While kids frolic on the playground equipment, which includes tall slides and a splash pad to cool off in the summer, adults can go on the surrounding walking path and stop at the exercise stations. Other recreation options include a skate park and a baseball diamond where various leagues play. “When I was young, there used to be toboggan slide,” Seegren says. “There is a hill where there’s sledding in the winter. People take pictures of the purple squill blooming on the hillside in the spring.” The Jack Benny Center for the Arts, named after the comedian and Vaudeville actor who grew up in Waukegan, is where various cultural arts are taught, like arts, crafts and dance. The park used to be home to the Waukegan History Museum, but that is moving to the downtown area in the renovated Carnegie Library. That’s scheduled to open by late 2024. The private Glen Flora Country Club is just north of the park, an 18-hole course that has been around since 1900.

C-rated Waukegan schools
Greenwood Elementary School is in the neighborhood with a 12-to-1 student-teacher ratio. It gets a C on Niche, while Edith M. Smith Middle School has an even better 10-to-1 ratio and is rated a C-minus. Waukegan High School has two campuses - the Brookside campus, which is for underclassmen and includes some eighth-grade classrooms, and the Washington Street campus, which is for juniors and seniors. Both receive a C-minus grade on Niche. West on Greenwood Avenue, Waukegan Technical School prepares students for a career as an HVAC technician or another skilled trade.

Bob & Anne’s Restaurant
Bob & Anne’s Restaurant is a locally owned breakfast, brunch, and lunch diner. It has been on the corner of Sheridan and Greenwood under various names for generations. Just east of that is TR’s Front Row on Greenwood, which describes itself as Waukegan’s neighborhood sports bar with multiple large-screen TVs. In addition to food and drinks, it’s also the site of dart league competitions. For grocery runs, Aldi and Tony’s Fresh Market are 2 miles west on Lewis Avenue.

Greenwood Avenue Community Block Party
The neighborhood west of Greenwood Park hosts a summer block party on Greenwood Avenue, about a mile away. The Greenwood Avenue Community Block Party is held outside a natural goods store in mid-to-late July to unite the community. There’s food, music, games and activities for kids. A couple of miles south in downtown Waukegan is ArtWauk, held on the third Saturday of every month. It’s been happening for over a decade and is part of the downtown revitalization. The area is still rebounding after many lakefront industries closed in the latter part of the 20th century. The lakefront area is transitioning to a mixed-use development.

Superfund site close to Greenwood Park
Part of the ramifications of an industrial past is the presence of five EPA Superfund sites in the city. Three of them are a few miles south in the downtown area. The Johns-Manville site is on the north side of Greenwood Avenue, across from an electrical substation near Lake Michigan. The concern is that asbestos and wastewater sludge were disposed of after a plant was closed in the late 1990s. The other site is a few miles west, where a landfill operated primarily in the 1960s.
Waukegan Metra station
A few miles south is the downtown Waukegan Metra station. The commuter train leads south to the Ogilvie Transportation Center in downtown Chicago or north toward Kenosha, Wisconsin. The neighborhood is about 10 miles from the Wisconsin border. The Pace bus system travels on Sheridan Road to make getting around the area easier. Interstate 94 is about 8 miles west.
