A quaint downtown district, tree-lined streets and Rocky Mountain views to the distant west all contribute to the rural, small-town atmosphere of Wellington. Located around 10 miles northeast of Fort Collins, this charming Larimer County city lies between farmland and expansive reservoirs, with walkable streets throughout. “Wellington is just a 10-minute drive from downtown Fort Collins, but home prices are significantly lower, and people can enjoy the peace and quiet of the countryside,” says Courtney Mazal, a local broker with Bliss Realty Group. Prominent employers include Anheuser-Busch, Hewlett Packard and the Rawhide Power Plant. The city has a population of around 12,000 and has nearly doubled in size since 2010, according to the U.S. Census. “Wellington has grown quite a bit in recent years due to the lower cost of living, but it still maintains a laid-back and quiet vibe,” Mazal says. “They just recently built a new high school, so the growing student population doesn’t have to commute to Fort Collins anymore.”

Century-old homes and brand-new Wellington builds

Surrounding downtown, some bungalows and farmhouses date back to the early 20th century, while the majority of Wellington’s homes were built after 1990. On the city’s south side, new residential developments are underway, including Mountain View Ranch and Sage Meadows. The median home price is around $488,000, which is lower than the Colorado average, according to the National Association of Realtors. Waterfront homes on the Douglas and North Poudre reservoirs and Cobb Lake are over $1.5 million.

A top-rated Colorado school district

Most Wellington families are served by the Poudre School District, which earns an A grade from Niche, which also ranks it as the seventh-best school district in Colorado. Elementary students either attend Eyestone Elementary or Rice Elementary, which earn a B and A-minus grades, respectively. Wellington Middle-High School receives a B.

Local businesses on Cleaveland Avenue

Cleaveland Avenue serves as a small business district, with a handful of local restaurants, an art studio and a garden center. Notably, Wellington Grill is one of the most popular eateries on the avenue, serving steak, pasta and seafood. Wellington also has three breweries and a few chain restaurants on Sixth Street. “Sol De Jalisco is one of my favorite spots in the area,” says Mazal. “For groceries, we have a small local market, and shoppers drive to Fort Collins for a bigger selection.”

Parks and natural areas in Wellington

Wellington has nine public parks, a disc golf course and a fitness center. The Wellington State Wildlife Area spans over 1,700 acres. Residents are also around 20 miles from mountainous hiking trails and about 60 miles from Rocky Mountain National Park.

Drive along I-25 to nearby commercial hubs

Interstate 25 runs through the city and can take drivers around 70 miles south to Denver and roughly 34 miles north to Cheyenne, Wyoming. “I have friends who live in the north end of Wellington who drive 30 minutes to Cheyenne for date night, instead of Fort Collins,” Mazal says. “It’s a big and dispersed area, so the closest major shopping district is not the same for everyone here.” The Denver International Airport is about 72 miles south. Crime statistics for Wellington are not readily available.
