Sugar Pond Manor is a popular destination for homeowners seeking a tranquil but convenient setting with access to parks, shopping and schools in the West Palm Beach suburb of Wellington. The established neighborhood’s homes are not under the direction of any HOAs, providing residents the freedom and privacy increasingly harder to find in South Florida. “You have all generations, but a lot of families,” says Brandon Sargent, an agent with United Realty Group who recently sold a home in the neighborhood. “It’s in a part of Wellington that’s pretty quiet, and a lot of people are drawn to that.”

Established homes have character

Housing consists primarily of single-family homes, with attached villas and townhouses mixed in. The typical home is a ranch-style or contemporary design that offers three to four bedrooms and between 1,800 and 2,400 square feet. Standard features of the HOA-free homes include driveways, attached garages and spacious yards. Sidewalks on picturesque streets provide appealing walkability among pine trees and other native greenery. “It’s a quiet, quaint Old Wellington neighborhood,” Sargent says. “It has a country-esque feel. It’s well taken care of, and you don’t have the restrictions of an HOA. The homes have more character than homes in other neighborhoods, and many have been redone.” Prices range from about $500,000 to the mid-$800,000s for a renovated pool home. Villas and townhomes also come standard with garages. Townhomes stand out for their Spanish Mediterranean designs. Multi-family prices range from the mid-$300,000s to the mid-$400,000s. Monthly HOA fees are less than $200. Located closer to the Everglades than the Atlantic Coast, the neighborhood is not in danger of flooding. It does face a high risk of damaging winds, especially during hurricane season.

Nearby complex hosts the Winter Equestrian Festival

The neighborhood’s location near the rural part of Palm Beach County means residents have access to green spaces and recreational opportunities. Three small neighborhood parks featuring basketball courts and playgrounds are convenient options for daily activity. The private Wellington National Golf Club is just outside the community. Wellington International, the heart of a horse-riding community known as the Winter Equestrian Capital of the World, is within 2 miles of the neighborhood and hosts world-class equestrian events, including the Winter Equestrian Festival and Adequan Global Dressage Festival. “People come from all over the world to attend those events. There’s a lot of money in Wellington,” says Jim Limongi, a Realty for LEAR Realty Partners and neighborhood resident. Also nearby is Scott’s Place Barrier-Free Playground. Built completely by volunteers, Scott’s Place is designed for children of all abilities.

Shopping and dining options in the neighborhood

Residents don’t have to leave the neighborhood to shop for groceries at Publix, shop for clothes at Bealls or take advantage of several surrounding dining options along the Wellington Trace corridor. Lindburgers, a popular regional chain, and Skillets, a highly rated diner, are featured destinations. The commercial concentration also includes a hardware store, banks, gas stations and Movies at Wellington, an independent venue that shows classic films and current releases.
