A suburban nook with a shifting population
A suburban neighborhood at the southwest corner of West Allis, Orchard Hills has spacious yards, annual events and a close-knit community where kids ride their bikes and long-time residents go for evening strolls. Before homes were built in the area, it was a hilly orchard, and some tall fruit-bearing trees remain, shading the quiet sidewalks and streets. Orchard Hills has fewer residents under 18 and more over 65 than average, but a population shift is bringing more young families to the neighborhood. "It looks very different here than 20 years ago," says Jane Fleming, Realtor with Shorewest Realtors and Orchard Hills Neighborhood Association president. "We still have a lot of people who have been here since the neighborhood's inception, but the kid population has really grown."
Celebrating holidays with neighbors
As more children move to the neighborhood, a growing list of annual events keeps them busy and connected. Orchard Hills has a private trick-or-treat event on Halloween night and, as of 2024, an egg hunt on Easter. Locals wake up on the Fourth of July to miniature American flags placed at their mailboxes by a friendly neighbor, and all are welcome at Orchard Hills Night Out – a yearly potluck with games and West Allis emergency vehicles for children to explore. Residents decorate the tree at South 119th Street's calming circle in winter, and "By Christmas, it's usually overflowing with ornaments," Fleming says.
No two houses are the same
Construction began in Orchard Hills in 1964 – many decades after development was underway in the eastern half of West Allis. Ranch-style homes, split-levels, bi-levels and Colonial Revivals make up the nearly 300-home neighborhood, with a few midcentury modern homes mixed in between. "Developers made sure every house is different," Fleming says. "Some are similar, but none are identical." Ranging between $380,000 and $600,000, the homes are the most expensive in West Allis. However, with a median price of $405,000, they're on trend with the national median. Larger footprints and yards contribute to high demand, and most homes sell after only two weeks on the market. A high level of homeownership has contributed to recent remodels and renovations. "In the summer, I notice a lot of projects going on from new roofs to new driveways," Fleming says. "It's building return on investments, too."
Cooling off in the summer at Cool Waters
Greenfield Park is the city's largest park, only a 2-mile drive from Orchard Hills. The baseball diamond, playground and walking trails through a small, dense forest get plenty of use. Still, the park's most popular features are its golf course and Cool Waters aquatic park. Water slides, a zero-entry pool and a shallow section with water features for young children keep residents cool in the warm and humid summers. West Allis Athletic Complex is on Nathan Hale High School's campus and open to the public outside school hours. The complex has baseball diamonds, eight tennis courts, a football field and a soccer field with stadium-style seating.
Engaging projects at Hoover Elementary
Children begin learning at Hoover Elementary School, rated C-plus by Niche. The school is in New Berlin's city limits but is part of the West Allis-West Milwaukee School District. In January of 2025, Wisconsin's Governor Evers visited the school to participate in a student-run podcast. "Ms. Supple's third-grade class podcast has different guests every month," says district superintendent Dr. Tarrynce Robinson. "The students come up with and ask questions on different topics." After Hoover, kids attend C-rated Frank Lloyd Wright Intermediate and Nathan Hale High School, rated a B-minus.
Brewers games cause traffic on Interstate 94
West Allis beautifies the city by putting decals on utility boxes, transformers, bus stops and other permanent fixtures. The two transformers in Orchard Hills feature decals designed by neighborhood children. Interstate 41 is nearby and connects north to Interstate 94 and south to Interstate 43, two of the main highways in southeastern Wisconsin. "When there's no traffic on the freeway, you can get to downtown Milwaukee in 10 to 15 minutes," Fleming says. "But when a baseball game or the state fair is going on, traffic can be backed up for miles." Buses stop along Oklahoma Avenue, but most residents use personal cars. Milwaukee Mitchell International Airport is 11 miles east, and the nearest hospital, West Allis Memorial, is 3 miles northeast.
Shopping plazas along Highway 100
Orchard Hills is entirely residential, with very few shops or restaurants within walking distance. One exception, however, is Natty Oaks Pub & Eatery. The restaurant's name comes from a combination of the two roads that intersect nearby – National and Oklahoma avenues – and has outdoor space with picnic tables, cornhole and horseshoe pits. South 108th Street, called Highway 100 by locals, is a short drive away and the city's main shopping destination. In addition to big box stores, grocers and chain restaurants, there are various types of restaurants, including barbeque, sushi, Mexican, Chinese and American.
