West Amwell has a country lifestyle with easy access to Lambertville

West Amwell is a rural central New Jersey township that offers country living near the artsy city of Lambertville. “It’s interesting because most people who move to West Amwell are locals,” says Nina Burns, a sales associate with Callaway Henderson Sotheby’s International Realty who’s sold homes in the area for 25 years. “It's people who still love the area but want more elbow room, privacy and the ability to raise some chickens and sheep. On top of that, it's really convenient to little towns like Lambertville and New Hope, which have a lot of things going on during weekends, and it's easy to get to Princeton.”

Living farms, hiking trails and a local theater for recreation

Preserved farmland and natural areas are spread throughout West Amwell. Many of these are private, but the Howell Living History Farm offers demonstrations of various farming techniques, like maple sugaring, sheep shearing and beekeeping. Baldpate Mountain is a popular hiking area nearby and other hiking trails are near Hopewell. In Lambertville, the Delaware and Raritan Canal State Park Trail — called the towpath by locals — is a paved path that runs along the canal from Trenton to Easton, Pennsylvania. “It’s called a towpath because it was the path that they used to tow all the barges up and down the canals,” Burn says. “People walk, bike, jog, even cross-country ski on it.” The Music Mountain Theatre has regular performances of musicals and plays, and they also have kids’ acting classes.

Various housing styles on acreage and townhouses near Lambertville

West Amwell’s ranch-style, Cape Cod and colonial homes sit far from neighbors amid forests and farmland. The average property size is around 5 acres, but some can be larger. “There’s not ever a big inventory of homes in West Amwell because of the fact that you don’t have big neighborhoods,” Burns says. “It’s individual homes on up to 25 acres.” Most houses were built from the early 1900s through the 2000s, and these typically cost between $280,000 and $1 million, depending on size, acreage and condition. New construction homes can cost between $950,000 and $1.3 million, while a restored 18th-century colonial farmhouse on over a hundred acres recently sold for around $2.2 million. Townhouses near Lambertville range from around $500,000 to $900,000, depending on size, plus monthly homeowners association fees between $300 and $350. Undeveloped 3- to 20-acre parcels range from $125,000 to $350,000.

A regional school district with a new middle school coming soon

Kids can attend schools in the South Hunterdon Regional School District, which earns a B-minus from Niche and serves kids in West Amwell, Lambertville and Stockton. They can start at the B-minus-rated South Hunterdon Regional Elementary from pre-kindergarten through Grade 4. A new middle school building is under construction; for now, middle schoolers attend Grades 5 through 6 at the C-plus-rated West Amwell Elementary and Grades 7 through 8 at the B-rated South Hunterdon Regional High, which also serves the area’s high school students and has a student-to-teacher ratio of eight to one.

A car-reliant community within 30 minutes of Trenton and Princeton

“From anywhere in West Amwell, you're literally less than five minutes away from Lambertville,” Burns says. U.S. Route 202 leads about 9 miles to Flemington, and state Route 29 leads 19 miles to Trenton, where Philadelphia commuters can take the train at the West Trenton station, a trip that takes a total of one and a half hours. Princeton is a 16-mile drive on country roads. Hunterdon Medical Center is about 11 miles away. The Trenton-Mercer Airport has domestic flights 12 miles away, and Philadelphia International Airport is a 53-mile trip.

Antiques, art and locally owned restaurants in Lambertville

Lambertville is the nearest city, providing a walkable downtown area full of restaurants, shops and art galleries. “Lambertville has always been an artsy-fartsy town,” Burns says. “It’s known for its art galleries and antique stores. During the summer months, there are always musicians playing along the streets near the art galleries.” There are also plenty of locally owned restaurants, like El Tule, which serves Mexican and Peruvian dishes in a casual atmosphere. Lambert Station Restaurant offers upscale pub fare in a 19th-century train station with a patio overlooking a canal. The town of New Hope, Pennsylvania, has more options just across the Delaware River. Nearby grocery stores include Basil Bandwagon Natural Market and McCaffrey’s Food Market.

A year of events in Lambertville, including the popular ShadFest

Lambertville has a packed schedule of community events. “It seems like every season they do something,” Burns says. “They do a great job of making sure it doesn’t die down during any season.” While there’s always something going on, the two-day ShadFest each spring is the city’s most popular event, drawing thousands to catch fish in the Delaware River, browse local artisans and dance to live music.
