Belmar Beach adjacent and below New Jersey’s Shark River

Near the north end of the New Jersey shore, 1.5 miles inland from the ocean, is West Belmar. This neighborhood is directly south of the Shark River boating inlet and near Belmar Beach, and with quiet streets lined with modest colonial-style houses and green lawns, residents can enjoy both suburban privacy and Jersey Shore amenities. “It’s kind of a trend for people to buy a house in West Belmar that will be their summer house for now, and eventually become their primary residence,” says Aileen Byrne-Fahy, who lives in Belmar and has been working in real estate for over 12 years. Plus, West Belmar residents aren’t paying beach-town prices. “A summer house in Belmar is a million dollars or above. If you go a few blocks west, you’re paying hundreds of thousands of dollars less.”

Seaside colonials tucked into the leafy suburbs

Single-family homes make up the majority of housing in West Belmar, with a few multifamily properties that consist either of two small cottages or a converted garage unit behind the main house. Houses are typically one or two stories tall, and any given block could have a mix of styles — from colonial- and Cape Cod-inspired designs to ranches and bungalows. “Part of the charm is that it’s mixed. There aren’t developments that have a bunch of the same architectural style all in a row,” Byrne-Fahy says. Depending on size, prices range from $400,000 to $900,000, including renovated houses where owners preserve the prewar aesthetics. “Everyone’s renovating and improving their homes, so that momentum is happening where people feel comfortable making the investment,” Byrne-Fahy says. Zoning ordinances also make sure that new houses don’t overshadow existing properties.

Top-ranked Wall Township public schools

West Belmar is part of the surrounding Wall Township. As such, local students can attend public schools throughout the area. West Belmar Elementary, located in the middle of the neighborhood, teaches kindergarten through fifth grade and has a B-plus grade from Niche. “I feel like that school is the community hub,” Byrne-Fahy says. “People really love the school and the smallness of it. Everybody there knows each other.” For middle school, kids can attend Wall Intermediate School, which is about 2.5 miles away and has a B-plus from Niche. Wall Township High School is only 1 mile away and has an A-minus.

Boating on Shark River and summering at Belmar Beach

Maclearie Park, which has a playground, a beach and scenic walking trail around the shores of Shark River, is just north of West Belmar. Nearby, residents can rent fishing and party boats at the Belmar Manutti Marina or take out their own boats. Farther east, Belmar Beach has boardwalk bars, ice cream parlors and pizzerias that fill up in the summertime.

Local eateries on a growing Main Street

“Route 71 is a redevelopment zone where new businesses are starting to pop up, including a family-friendly brewery,” Byrne-Fahy says. “It’s a good investment to buy there. I feel like that whole corridor will become a town center.” Along 71, Azteca serves hearty Mexican dishes, Turnstile roasts and brews coffee on site, and Mr. Shrimp has a seafood market in addition to a full dinner menu. For groceries, there’s a ShopRite supermarket in the southwest corner of West Belmar.

Garden State commuting and neighboring NJ Transit

With the Garden State Parkway 3.5 miles away, West Belmar residents can easily reach New Jersey’s longest road and drive farther south down the shore or head north to New York City. Next door, NJ Transit trains depart Belmar station for commutes to Newark Airport or New York.
