Rural living outside downtown West Chester
Between West Chester and Downingtown, the rural landscape of East Bradford Township sprawls across parts of southeastern Pennsylvania. The neighborhood is lined with state parks and preserves, its residential sector concentrated in its southern and eastern regions, and few major roads run through or near the area. “For somebody who is looking for more of a rural type of feel, it’s a lot more spread out,” says Alison Maguire, the co-owner of the Moore Maguire Real Estate Group of Keller Williams Realty. “There is access to a lot more nature.”
Despite its bucolic atmosphere, the residential area of East Bradford Township only sits about 2 miles west of downtown West Chester, where around 15,000 students attend West Chester University. The downtown area also serves as a hub of shopping and dining for the area, but locals can live in East Bradford Township while balancing a quiet residential atmosphere with close proximity to the busier areas. “It’s definitely known for having more of a spacious feel, because you’re 10 minutes from downtown West Chester, which is a draw,” Maguire says. Residents can also branch out to Marshallton or Downingtown.
Some homes sit on significant acreage
A variety of single-family homes and townhouses line the streets of East Bradford Township, with the detached properties often accompanied by larger tracts of land given the rural landscape. “It has everything from newer builds to historic homes,” Maguire says. “It does tend to be a higher price point of homes than in some of the townships to the east and north. You’ll find really big estate homes with horses and tons of land, but you will also find neighborhoods.” Townhouses are more common in the southeastern section of the region, mostly ranging from $500,000 to $750,000. Single-family homes often come with price tags between $500,000 and over $1 million, depending on acreage. Ranch-style homes, colonials, Cape Cods and custom homes are among the architecture frequently found in East Bradford Township, and some properties can date to the 1800s.
Abundant green space around East Bradford
The aptly-named East Bradford Park sits on the east side of the neighborhood, spanning 25 acres and encompassing sports facilities for baseball, tennis, volleyball and more. An amphitheater and pavilion are also on its grounds and host events like a summer concert series. “There is a lot of natural land and many open spaces out there,” Maguire says of the neighborhood. Nature areas and preserves line the neighborhood’s edges, as well. Natural Lands’ Stroud Preserve covers more than 500 acres close to East Bradford Township’s center, accommodating hikers, horseback riders and cyclists. “The Stroud Preserve is a big draw for people,” Maguire says.
The Brandywine Meadows Preserve, Harmony Hill Nature Area and M. John Johnson Nature Area all line the west side and offer dozens of acres each for residents to explore. Harmony Hill spans almost 250 acres and serves as one of the region’s largest parks, and trails line many of the neighborhood’s recreational spaces for hikers to trek. “There are a lot more trails, a lot more open spaces and one of the biggest rivers,” Maguire says. “The Brandywine runs through the area. It’s a beautiful, idyllic area within 5-10 minutes of downtown West Chester.” Fishing is a popular pastime on various branches of Brandywine Creek, while golfers can visit the Radley Run Country Club or Downingtown Country Club nearby.
Dining options surrounding the neighborhood
Restaurants in East Bradford Township are few and far between, with West Chester Pizza Café one of the only dining options in the neighborhood itself. Locals can find more restaurants on and around High Street in nearby West Chester, including steak dishes at 9 Prime, American fare at Market Street Grill and Italian options at Limoncello West Chester. To the west, Marshallton draws residents as well. “Marshallton is a historic village,” Maguire says. “It has a famous little place to eat there called the Four Dogs Tavern, which has great food and is a pillar in the area. Everybody knows about it.” Marshallton sits about 4 miles west. Grocery-seekers can head to a ShopRite on the other side of West Chester, about 4 miles east.
Locals compete in and enjoy several annual events
The layout of East Bradford Township means gatherings aren’t but so frequent in the area, but several events take place throughout the year to bring the community together. A summer concert series at East Bradford Park takes place every other Tuesday during the middle of the year. The park also plays host to an autumn festival that celebrates the beginning of fall, while the annual Trail Blazer Run has endured for over a decade. The 5K run draws hundreds of competitors and winds through the landscape. Guided tours, like the History Hikes at Harmony Hill Nature Area, are also popular. Martin’s Tavern, in the nearby village of Marshallton, puts on an annual tree lighting at the beginning of the holiday season.
Nearby state routes but longer drives to highways
Though several prominent state routes sit outside of East Bradford Township, residents have one thoroughfare that links the area with Downingtown and West Chester. “The only major route that goes through that area would be Route 322,” Maguire says. Route 322 runs through Pennsylvania from the Ohio state line to the New Jersey border, connecting with areas like Harrisburg, Lewistown and more. The nearby Route 202 runs as far south as the Delaware state line, while Route 30 is accessible to the north and connects with Philadelphia and Pittsburgh. Interstate 76 is the closest highway, about 11 miles north. City travelers have a trip of about 40 miles east to Philadelphia.
An A-rated school pipeline for students
Students can begin schooling at East Bradford Elementary School, which is rated an A by Niche, from kindergarten through fifth grade. E.N. Peirce Middle School serves as the next stop in the district, also receiving an A. Henderson High School completes education for the area, scoring an A as well, and offers clubs centered around crossword puzzles, fishing, eSports and more.
