With a thriving manufacturing industry and dedication to nurturing natural beauty, West Carrollton has come a long way since its founding as a tiny township in 1830. Set against the steady currents of the Great Miami River, this tight-knit community claims both a historical background and access to modern amenities. Residents are also drawn to West Carrollton for its lower-than-average real estate prices, notable public schools and close proximity to downtown Dayton.
Tree City neighborhood
Row after row of established homes line the well-maintained streets. Ranch, split-level and other mid-20th-century designs dominate the area, with Cape Cods, Craftsman, and condos also appearing frequently. Homes are largely well cared for and fetch a price lower than most in the Dayton market. “The affordability is definitely there,” says Julie Suitts, a Realtor with Keller Williams Advisors who’s served the area since 1998. “You can get a nice 3-bedroom place for under $200,000 if you’re quick enough—the real estate there sells fast.” Narrow sidewalks line the streets, providing a level of walkability extending to many of the stores and restaurants in West Carrollton. There are plentiful trees to provide shade, a fact recognized by the Arbor Day Foundation, which has given the town its Tree City Award for 35 years running. Condos range from $70,000 to $120,000, while single-family homes run between $100,000 and $400,000.

The Great Miami River Trail is a 93-mile path for hikers, bikers and strollers that follows the Great Miami River from Middletown to Piqua, offering endless opportunities to observe nature. It was along this very stretch of river that famed inventor Orville Wright developed his first seaplane between 1912 and 1914. The centrally-located Hintermeister Park features the town’s first dog park, along with playground equipment, picnic pavilions and a butterfly garden.

El Meson offers Spanish-inspired cuisine set in an elegant but fun atmosphere. With a story that dates back to 1978, this family-owned restaurant has developed a reputation in the Miami Valley. “People come from all over Ohio to eat there,” says Julie Suitts. “It’s one of the best places in town.” Familiar favorites can be found at Fazoli’s, KFC, Waffle House and Domino’s Pizza. Kroger and Walgreens are easily accessible, and families can head to Cinemark Dayton South 16 and XD to check out the latest movie releases.

Summer concerts and pictures with Santa
Starting in May, West Carrollton hosts a Summer Concert Series featuring live performances from a wide variety of performers all season long. In December, the City Beautiful Commission throws the Holiday Festival, which includes choir performances, wagon rides and pictures with Santa.

I enjoy the closeness of my community. I used to travel to this suburb as a child to visit special shops or attend fun events. Unfortunately, a lot of businesses have left the area and some parts have become a bit run down. Our school district has also declined, so much that I send my child to private school in a neighboring district.
