Scenic living atop the Atlantic Ridge

West Palm Beach's Grandview Heights neighborhood was originally named for its view of Lake Worth Lagoon a century ago. "The neighborhood is hilly, unlike the rest of Florida," says Peter Mergenthaler, Jr., Realtor and owner of Gfolio Real Estate Inc. Mergenthaler grew up in the Palm Beach area and has been selling real estate there for over 30 years. "To me, Grandview Heights has a funky, historic charm unique to West Palm Beach. The homes' mature tree canopy and craftsmanship give it something you don't see every day, and that's where I think it gets its grandeur." The neighborhood—within walking distance of downtown West Palm Beach and some of the city's biggest attractions—was added to the National Register of Historic Places in 1999.

Well-established homes in West Palm Beach

Many of Grandview Heights' historic homes were demolished in the 1990s to make way for the Kravis Center for the Performing Arts, Rosemary Square, and the Palm Beach County Convention Center. However, the neighborhood's cypress and palm-shaded streets are still home to a vast collection of renovated historic structures, from quaint Key West-style bungalows and Mission Revivals to American Foursquares dating between 1910 and 1925. Properties start at $525,000 for a bungalow and cap out at $2 million for contemporary estates and luxury townhouses built in the 2010s—as opposed to bordering neighborhood Flamingo Parks, where homes can reach up to $3.2 million. Cityplace South Tower offers luxury condo living at the neighborhood's north end for $500,000 to $1 million.

Sandwiched between Lake Worth Lagoon and Howard Park

In 1904, Standard Oil founder Henry Flagler converted 17 acres of pineapple fields into Woodlawn Cemetery, a beautiful, tranquil resting place facing the lagoon. On the opposite side of Grandview Heights is Howard Park, a 14-acre complex of walking/biking trails connecting Howard Park Tennis Center, Howard Park Community Center, City Paws Dog Park and Armory Art Center. Locals can saunter around century-old banyan trees, let their kids loose at the playground, or express themselves through paint and canvas. They're also a short walk from the Flagler Waterfront and a quick drive to the watersports on Palm Beach Island.

Grandview Heights' active neighborhood association

Neighbors bring their decked-out kids to the Halloween walk, cook up their favorite dishes for the annual Holiday Party, and volunteer for the Grandview Heights Historic Home & Garden Tour, all hosted by the Grandview Heights Neighborhood Association. They can stay within neighborhood bounds to catch a performance at the state-of-the-art Raymond F. Kravis Center for the Performing Arts or attend an event at Palm Beach County Convention Center. "As part of the Palm Beach school district, grade schoolers attend Palm Beach Public Elementary School on the island, allowing them to get to know children from other parts of the county," Mergenthaler says. This school earns an A-minus from Niche, while Conniston Middle School and Forest Hill Community High School each earn a B-minus. The Greene School, a private K-12 institution in the Grandview Heights neighborhood, uses foreign language instruction to help students develop their listening comprehension and verbal skills at an early age and earns an A from Niche.

Walking downtown, taking RideWPB, and hopping on I-95

Walk Score ranks Grandview Heights as the 4th most walkable neighborhood in West Palm Beach. Residents can stroll to the downtown stretch, The Square and local grocery options, or hitch a free ride on a bright blue RideWPB vehicle's 15-stop route.
