History lives on in this swath of West Palm Beach
Strolling through Southland Park’s streets, lined with lush shrubbery and palm trees, is like traveling to a place where time has frozen. This section of West Palm Beach, right by the Lake Worth Lagoon, is made up largely of homes built between the 1920s to the 1940s — many of them finely preserved. “Historic homes are what’s keeping the intrigue and the value in that area,” says Matthew Hornaday, a local realtor with eXp Realty. It also doesn’t hurt that the neighborhood places the packed thoroughfare of U.S. Route 1, the island of Palm Beach and Downtown West Palm Beach at quick reach, all combining to make this a popular part of the city.

Homes maintain their original character, in myriad styles
Southland Park is a picture of South Florida architectural eye candy, with plenty of Spanish- and Mediterranean-style options. Those are mixed in with some classic Colonial Revival and midcentury ranch-style homes. Even the oldest houses here, which date back to the ’20s, have been well maintained. “Instead of tearing down historic properties, investors are restoring them to last another century,” says Sabra Kirkpatrick, Sales Director and Senior Realtor Associate at Brown Harris Stevens of Palm Beach, who has sold in Palm Beach County for 14 years. “People care about preserving their homes and the history they represent.”
A lot of the established houses in the neighborhood have historic designations, Hornaday says, ensuring that their facades are kept to original standards even through renovations. Still, there’s the opportunity to find a modern home in this area, built in the last 15 years, mixed in with the classic options. “It’s often more cost-effective to redevelop like this, especially in a neighborhood as attractive as Southland Park,” says David Custons, a Realtor with Coldwell Banker Realty who has lived in South Florida for almost 30 years. Modern townhomes in Southland Park can sell for prices around $1 million, while the newer single-family homes can go for several million dollars.
Older single-family houses in the neighborhood typically have price tags from the $600,000s to more than $5 million depending on the square footage and proximity to the water. There are also some waterside condos in the area, priced from the $300,000s to the $600,000s. Listings here sell quickly, too, says Hornaday, who has lived in South Florida for a dozen years. “As long as it’s priced right,” he says.
The area’s crime score ranks a tad above the national average, according to the CAP Index.

Whether the park or the beach, outdoor attractions abound
The neighborhood’s luscious, green streets, partially shaded by palms, create a walkable environment. It’s a convenient setting for strolling to one of the area’s multiple pocket parks. Westminster Park is among them, a spot with multiple benches and chairs to relax in and enjoy a book or picnic under towering trees. Monceaux Park, by the lagoon, is a place to gaze out at the water or drop a line or two to catch snapper, snook and more. People here can also use Southern Boulevard to head to Palm Beach and soak in the sand at Municipal Beach, only about 3 miles away.

Antique Row is far from antiquated
Southland Park runs against a trendy stretch of U.S. Route 1 called Antique Row. This walkable corridor between Southern Boulevard and Monroe Drive is packed with restaurants and shops. Tropical Smokehouse is one of Hornaday’s favorites in this area, a barbecue restaurant with offerings like mojo pulled pork and gator sausage. Rhythm Cafe, across the street, is a hotspot as well, this one housed in a 1950s pharmacy complete with a retro counter that is now the restaurant’s bar. This swath of Antique Row also features several antique stores, including The Elephant's Foot Antiques, which has been open since 1963 and specializes in home furnishings from around the world. There’s a family-owned grocery store, Joseph’s Classic Market, just up the road, too. Hornaday says that people in Southland Park also like to make the quick trip up to downtown to stop by spots like CityPlace, a 600,000-square-foot mixed-use development with almost two dozen more restaurants.

Antique Row offers an annual tradition
Antique Row has plenty to offer for any given weekend, but it comes alive each April for Evening on Antique Row. In this event, the stretch of Route 1 is closed off from traffic, allowing people to enjoy live music, food and drinks while perusing the myriad businesses. Also, people here go to the West Palm Beach GreenMarket Downtown, Hornaday says, a farmers market by the water that runs on Saturdays from October to April.
Special programming comes with the territory with Palm Beach County schools
Kids in this area can attend campuses in The School District of Palm Beach County, a system with a B-plus overall grade on Niche. Most in Southland Park are zoned for Palm Beach Public Elementary, an A-minus-rated school with a dedicated orchestral strings program. The B-minus-rated Conniston Community Middle offers the International Baccalaureate Middle Years Programme. Forest Hill Community High, which has a B-minus grade as well, includes dedicated programs in everything from tourism, hospitality and resort management to medical sciences.

Route 1 connects people with the rest of the city
Route 1, also known as South Dixie Highway, isn’t just a place for dining and shopping, but it’s also a boon for transportation. Locals can hop on that artery to reach Downtown West Palm Beach, just about 2 miles away, or to catch the Palm Tran bus. Southern Boulevard, in addition to connecting people to Palm Beach, can also take commuters to Interstate 95 for trips through the rest of the region. Southern Boulevard is a connection to Palm Beach International Airport as well, only about 4 miles away.
