On one side of Sacramento’s historic Tower Bridge are glassy offices, waterfront attractions and an historic promenade that dates to the California gold rush. On the other is West Sacramento, a mid-sized, suburban city that sits along the leafy banks of the Sacramento River. Home to just over 55,000 people, it’s known for suburban streets, riverside trails and its easy commute to Midtown Sacramento. “There’s a lot of new construction here. It’s grown so much. It’s one of the fastest growing cities in the region,” says Realtor Matthew Hindy of Sotheby’s International Realty, who’s been working in the city for more than a decade.
Until the 1990s, West Sacramento was a small town with only 10,000 residents, but its population has skyrocketed over the last 30 years mirroring the region’s explosive growth during that same time. The western parts of the city are largely industrial, including several manufacturing plants and shipyards on the Sacramento River Deep Water Ship Channel. Its largest employers are the California state government and the U.S. Postal Service, owing to a large postal processing facility and several state offices located there.

Riverside trails and parks
West Sacramento has 39 parks, and nearly 800 acres of public open space. It’s largest is Bryte Park, a 17-acre community park with playgrounds, baseball diamonds and a football field. The park is getting a major, $30 million renovation in the coming years that includes plans for an aquatic center. Trails are also a draw — with more than 52 miles that stretch through the city, there’s plenty of space for walking, jogging and biking. Several trails run through forests and wetlands alongside the Sacramento River with views of the big city on the opposite shore. While summers in the California capital are great for getting outside, the winter months can be cold and rainy.

The Oakland A’s are coming to town
Sports has never been the main attraction for West Sacramento, but that’s about to change dramatically. For the next few years, the city will be homebase for the Oakland Athletics major league baseball team as they wait for their new stadium to be built in Las Vegas. The team will play at Sutter Health Park, home of the Sacramento River Cats minor league team. “It’s generating a lot of enthusiasm. The Yankee’s are coming, the Giants, the Red Sox, and all the games are selling because there’s only around 14,000 seats in the stadium,” Hindy says.

Midcentury homes and new construction
West Sacramento offers a wide range of housing options, from modest midcentury homes to spacious, contemporary homes and even some large rural properties. The northern half of the city has a classic, midcentury feel where ranch style homes are situated on small lots. Southport, which makes up the southern edge of the city, is where the bulk of the new construction has occurred, but there are also farm properties on sprawling lots with plenty of open space. The median home price is $560,000, with homes typically selling faster than the national average.

The city’s largest shopping center is Riverpoint Marketplace, where residents will find a Home Depot, Walmart and Ikea. The plaza also has an array of chain restaurants, local eateries and shops like Mattress Firm and T-Mobile. There’s also Southport Town Center, which has a Nuggets Markets grocery store and a Target. Drake’s: The Barn is one of the most popular dining destinations in the city. This outdoor brewery is situated along the waterfront and has a large open space with a stage for live music.

Well-ranked Washington Unified schools
Students attend schools in the Washington Unified School District, which earns a B-plus rating from Niche. It also ranks as the second-best school district in Yolo County, according to Niche. Three schools in the district, River City High, Bridgeway Island Elementary and Southport Elementary, earn A-minus ratings.

One of the major perks of West Sacramento is its easy access to Downtown Sacramento. Residents need only cross the Tower Bridge over the Sacramento River to be in the heart of the capital city. Several major highways cut across West Sacramento, including Interstate 80, a major commuter corridor that connects with the Bay Area about 85 miles away. “There are a lot of people who commute to the Bay from West Sacramento. It’s probably less than an hour and a half away,” says Realtor Tiffany Ho of Portfolio Real Estate, who is based in nearby Elk Grove. It’s about 14 miles to the Sacramento International Airport.

Violent and property crime rates in West Sacramento are low, according to FBI stats. There were around 32 violent crimes, and 109 property crimes reported per 100,000 residents in 2023, far lower than state and national averages.
