Homes in Stratford Lakes are neatly clustered along the gently rolling hills and interconnected streets of the subdivision, hugging the four ponds around which the neighborhood was built. Two-story and tri-level single-family homes on tidy lots have both modern and traditional influences and feature clipped gable roofs with Tudor and Craftsman details or stone siding. Typically listing between $675,000 and $800,000, single-family homes often have attached two and three-car garages, and many flaunt spectacular mountain views. With prices ranging from $444,000 to $600,000, a selection of modern transitional town houses and condos are also available, which Smith notes are very popular despite high homeowners association fees.

Students in Stratford Lakes may attend public school within the Adams 12 Five Star Schools District, rated the seventh-best school district in Denver. Schools within the district include Cotton Creek Elementary School and Westlake Middle School, which have a B-plus or above Niche rating. At A-rated Legacy High School, students can participate in the Legacy 2000 Program, focusing on student-driven studies, job shadowing and internships in STEM. High schoolers can also enroll in concurrent courses and receive college credit at the Front Range Community College’s Westminster campus, within walking distance from the neighborhood.

Smith says the neighborhood’s interwoven trails are heavily used. Folks can walk to the facilities and playground at Stratford Lake Park, where they can access volleyball and basketball courts, play bocce ball, walk the multiuse trail, and meet up at the pavilion. On the opposite side of the neighborhood, residents play softball and tennis at Westfield Village Park while kids climb the mini rock wall and colorful play structures. If it’s quiet, wide-open spaces you’re looking for, head to Community College Open Space Park to take in the scenery, catch a glimpse of the local wildlife and meander along the 12-mile Big Dry Creek Trail loop.

Stratford Lakes’ convenient location provides residents with proximity to major thoroughfares like 120th Avenue, I-25 and the Boulder Turnpike, connecting them to Denver, Boulder and surrounding areas. Smith says residents are less than 5 miles from commercial hotspots. “There are quite a bit of dining and shopping options within a couple of miles of the neighborhood.” Nearby Broomfield Town Center features supermarkets like Walmart, King Soopers and Whole Foods Market for grocery and household necessities, as well as a host of restaurants, including local staples like Ziggi’s Coffee and Early Bird Restaurant.
