Attractive housing prices in the growing Fort Worth area

The Fort Worth suburb of White Settlement, home to 20,000, is known mostly for two things: a cost of living lower than its big neighbor and a rather odd name. The first is a matter of finances, with the housing prices clocking in at about a third of the national numbers and property taxes at the lower end of the scale for the ever-expanding Dallas-Fort Worth Metroplex. The city’s name comes from it once being the only white settlement in Indian territory before Texas became a state. A ballot measure to change the name was defeated in 2005 by a 9-to-1 margin. “White Settlement has been looked down upon in Fort Worth because it was not considered high-end, and was not as developed,” says Marilyn Riner, a Realtor with Briggs Freeman Sotheby's International. “But truthfully, Fort Worth is spreading out so much that White Settlement is being incorporated into that growth. You now have pockets with high-end homes. It’s a nice little area, basically an extension of Fort Worth that has traditionally been a blue-collar community.”

Lockheed Martin, Naval Air Station border city

International aerospace company and defense contractor Lockheed Martin and Naval Air Station Joint Reserve Base Fort Worth are two of Tarrant County’s largest employers. The base supports a large population of personnel and is regularly accessed by the many retired military personnel who live in the Metroplex. “This area has tens of thousands of people that depend on the base, and White Settlement is important to supporting them,” Riner says. Other notable local and regional employers include the White Settlement Independent School District and Fort Worth International Airport.

Mixed housing stock with some large contemporary homes

The median sales price is about $290,000, more than 15 percent lower than that of Fort Worth as a whole. Housing options comprise a mix of small traditional homes that date back to the late 1940s, ranch-style and other midcentury homes built primarily from the late 1950s through the late 1960s and contemporary homes in subdivision settings. Even the largest and most expensive newer homes are attractively priced. A 4-bedroom, 3,500-square-foot home lists for under $475,000. Contemporary homes are typically built with brick construction to withstand the Texas weather. Summers in the Fort Worth Area are hot and humid, while winters are cold and windy.

Central Park important to active community

Central Park, the oldest and busiest of the city’s recreational spaces, is the center of organized youth activity. Veterans Park, which features a softball complex, Raymond Spray Park and Saddle Hills Disc Golf Park are other popular destinations. Signature events include the Summer Celebration fireworks event and the Christmas Parade. The former is held at Veterans Park, and the latter ends at Veterans Park with festivities that include vendors, children’s activities and a visit from Santa. City parks also host regular events that include the Spring Kid Fish tournament and Kids “Kleen” It.

The White Settlement Independent School District serves about 7,000 students across eight schools. Niche gives it a B-plus, with an A for diversity and an A-plus for college prep.

Cherry Hills Shopping Center among several accessible retail options

Dining options are concentrated around the Interstate 820 corridor on the city’s western edge. The Cherry Hills Shopping Center is the city’s only dedicated retail space. However, several retail centers are conveniently located just outside the city. “For shopping, people wouldn’t go into downtown Fort Worth,” Riner says. “They would go to Southwest Fort Worth and the outlying suburban areas. We’re talking about blocks away.”

I-30, I-280 border the city

While Interstate 30 and Interstate 820 border the city and provide access to the larger cities in the Metroplex, traffic can be an issue. The city’s roads are used by surrounding communities for travel into Fort Worth and Dallas, which can make a relatively short commute a challenge. It’s important to have a dependable car, because there is no public transportation within the city limits. Trinity Metro buses run just south of the city, but a trip to downtown Fort Worth can take close to an hour. The closest commuter train station is in downtown Fort Worth. The Dallas Fort Worth International Airport is 30 miles away. Texas Health Harris Methodist Hospital Southwest Fort Worth is a little over miles south of the city via I-820.

Crime in White Settlement

According to the police department’s latest annual report, property crime dropped more than 18 percent in 2023, while violent crime rose 125 percent. Spikes in aggravated assault and rape were responsible for the increase. The city’s violent crime rate remains more than 20 percent below the national average.
