Touchdown in this east Texas town

While many football fans across the country celebrate - or root against - NFL-star quarterback Patrick Mahomes, the city of Whitehouse has dedicated a day to him. February 11th is known as Patrick Mahomes Day because the NFL MVP is a graduate of Whitehouse High School. But while he may be their most famous alumni, the highly rated Whitehouse Independent School District is just one of the many reasons this city of 9,000 has become increasingly popular. Outdoor recreation is widespread thanks to lakes and area parks, and year-round community events bring homeowners together and keep the city clean. “I’m a mom, and my biggest priority is my kids,” says Whitehouse City Manager Leslie Black. “They are surrounded by community here. When they grow up, wherever they are, I hope they are around a group of people who are committed to their youth, their education, and each other as much as they are here in Whitehouse.” The town’s population grew by 7% from 2010 to 2020, according to data from the US Census, and many residents work in education and oil and gas, two of the city’s leading industries. Tyler is 12 miles away and offers significant medical and industrial districts as well.

Lake Tyler is the hub for recreation

Recreation in Whitehouse consists primarily of days on the water. The city is next to Lake Tyler and Lake Tyler West. Both feature premier fishing and boating opportunities, and numerous bass tournaments are held throughout the year. Lake Tyler Marina offers boats and burgers, with multiple watercraft slips and a full-service lakefront restaurant. City Park is the main green space in the city proper. It features amenities like picnic tables and playground equipment. The Whitehouse Sports Complex features six baseball and softball diamonds, all of which are active throughout the year. “It’s a great complex,” Black says. “There are lots of kids really involved in our baseball, softball and soccer programs.” Outdoor enthusiasts can lace up their hiking boots and head to the Black Creek Hike and Bike Trails, a series of increasingly difficult treks that wind through abandoned railroad tracks, open pastures and a flowing creek just outside the city. The Whitehouse Park Plan is a 10-year project developed by the city to implement investment into indoor and outdoor recreational opportunities.

Shopping and dining in downtown Whitehouse

Downtown Whitehouse has a collection of popular shops and restaurants, including Montez Creekside Kitchen and Ribmasters. Brookshire’s and Dollar General Market are the primary grocery stores, and many drive 8 miles north to the Village at Cumberland Park in Tyler for retail shopping. However, the city is continuously working to expand downtown’s recreation and retail opportunities through numerous investment projects. “We’re working really hard to create a heart of the city,” Black says. “The big thing that is going on is a new 12,000 square foot community center. That is the first step to make the community even better.” The center is set to be completed in June of 2025 and is the first of many projects. The city has partnered with The Retail Coach, a retail recruitment firm, to begin researching potential commercial expansion, including upscale restaurants, local shops and hotels.

Whitehouse Events keeps the city clean

Whitehouse has numerous events designed to connect residents and keep the city clean. The Whitehouse Farmers Market links visitors to locally grown produce, homemade goods and baked treats. The market is held every Saturday on Main Street and is partnered with GOTexan, an advertising campaign sponsored by the Texas Department of Agriculture, which promotes Texas-made products. Keep Whitehouse Beautiful is a nonprofit group that began as a recycling project in 1989. The group has evolved into a community-wide organization that strives to maintain the city’s natural beauty with activities like Fall Sweep and Seed and Trash-Offs. The group also recognizes residents making a difference with awards, including the Business Bright Spot and Outstanding Yards.

Whitehouse public schools are highly rated

The Whitehouse Independent School District serves just under 5,000 students and earns an A rating from Niche. The district is regarded as one of the best in East Texas, and many of its campuses have won awards and accolades, including a 2024 Blue Ribbon award for Cain Elementary. “It’s a really great district, and although it’s bigger than what we were used to, it really feels like a small district because everything is so connected,” Black says. Whitehouse High School receives an A-minus rating and is the alma mater of star NFL quarterback Patrick Mahomes. The University of Texas at Tyler is 10 miles away and is one of three colleges in the city. UT Tyler, for short, offers numerous graduate and undergraduate degrees and recently completed a brand-new medical school, which welcomed its first class in 2023.

Brick ranch homes and modern farmhouses

Whitehouse offers various housing types at prices comparable to other Texas metropolitan areas. “We have everything from small, first-time home buyer neighborhoods to multimillion-dollar properties with acreage,” says Linda LeMay, Local broker with Linde LeMay Realty. “There’s small farms and ranches as well. Pretty much anything you could want.” Older properties date back to the 1970s and 1980s, while the increased area growth has brought in a wave of new construction. Ranch homes with brick exteriors and pitched roofs are the predominant housing style, though modern farmhouses can be found scattered in between. Prices within the city range between $150,000 and $500,000. Just outside the city, lakefront estates and waterfront properties sell from $600,000 to $1 million. They often come with private boat docks and lots ranging up to an acre. The average home sale price in Whitehouse is $442,271. This is more than Tyler’s home sale price of $380,661 but significantly less than major metro areas like Dallas or Austin.

Texas State Highway 110 connects to surrounding cities

Texas State Highway 110 runs through the city and connects to downtown Tyler, 11 miles away. Many Whitehouse residents work in Tyler’s major industrial and medical facilities, including UT Tyler Health and Christus Health. Tyler Pounds Regional Airport is 23 miles away and services multiple daily flights to Dallas Fort Worth International Airport via American Eagle. For those traveling by car, Dallas is 115 miles to the west, and Shreveport is 102 miles to the east.

Crime and environment

Whitehouse is located on the edge of Tornado Alley and experiences a handful of severe weather events in the spring and summer months. These storms often bring strong winds, heavy rain and occasional hail. The city experiences all four seasons, with mild winters and hot and muggy summers. Temperatures usually reach into the upper 90s and low 100s in July and August. Whitehouse was ranked the safest city in East Texas according to a study done by SafeWise, which combined FBI crime statistics and research. Whitehouse was the safest among 12 East Texas cities and the #43rd safest city in all of the state.
