Belair is a small suburb offering middle-of-the-road housing prices relative to Wichita Falls. But according to Linda Warnock, a RE/MAX Elite Group Realtor who's lived in Wichita Falls for 21 years, the real draw here is West Foundation Elementary. Locals consider this to be one of the best elementary schools in Wichita Falls, and Warnock says Lake Wellington Estates is the only other neighborhood zoned to this school. However, that's one of the priciest places to live in Wichita Falls. There, home prices rise to over $1 million. In Belair, most homes are in the $200,000s. Notably, residents of Belair live just north of the city's most prominent shopping corridor and less than 3 miles from Midwestern State University and Kell West Regional Hospital.

Brick traditional homes create a suburban feeling in Belair

Belair is in the city's southwestern section, where properties are newer by Wichita Falls' standards. Suburbs south of the city's rural-feeling downtown core are more central to significant amenities, according to 30-year local Realtor Debbie Dobbins of Love to the Moon Inc, LLC. Brick ranch and neo-traditional styles built from the '50s to the present form a tidy line-up in Belair. Front yards are modest and well-maintained, with at least one to two trees springing from them. Narrow pathways and sidewalks connect front doors to the curb for evening strolls. Home prices range from around $190,000 for a 1,400-square-foot home to $460,000 for new construction over 2,000 square feet. However, new construction is rare, and so is that higher price point. Most homes fall somewhere between the $200,000 to $300,000 range. Temperatures can rise to over 100 degrees in the summer, leading to droughts that can cause wildfires. Lawn sprinklers are prohibited citywide from 10 a.m. to 7 p.m. year-round to conserve water. Other weather extremes in North Texas include intense storms that bring hail and small tornados, aka microbursts.

West Foundation has an active PTO

Ashley Thomas, the communication officer for the Wichita Falls Independent School District, says that besides being known for its academic prowess, West Foundation Elementary – the school zoned to this area – is also known for its leadership. The school has an active Parent-Teacher Organization (PTO) that organizes fundraisers and plans annual events, including a Christmastime fun run where students race in festive costumes. Students filter into McNeil Junior High from West Foundation, and both schools earn B ratings on Niche. After that, they head to Wichita Falls Memorial High School, which opened in 2024 and is too new to have a Niche score. Midwestern State University is less than 3 miles away, boasting a 90% acceptance rate but only a 44% graduation rate, according to U.S. News & World Report.

Locals live just north of Kell West Boulevard

Falls Ride operates a bus route along the southern edge of the neighborhood, on Kell West Boulevard, helping those without a car get around to Kell West Regional Hospital, Memorial Stadium and other destinations. U.S. State Routes 277 and 82 are also south and flow eastward to Interstate 44, connecting locals to the whole of Wichita Falls. Employees of Sheppard Airforce Base can get there in less than 10 miles. Civilian travelers also head to the base to catch flights at Wichita Falls Regional Airport, offering connections through American Airlines to Dallas Fort Worth International.

Lucy Park and Weeks Park are within 5 miles of Belair

Belair Park offers a small neighborhood playground with a tire swing, a basketball court and covered picnic tables. Lake Wichita Park and Kiwanis Park are just over 2 miles away, with the former offering a boardwalk fishing pier and the city's only dog park and the latter known for its prairie dog attraction. Lucy Park and Weeks Park are within 5 miles of Belair. Lucy Park's 170-plus acres hold a community swimming pool, an 18-hole disc golf course and artificial waterfalls. The closest commercial conveniences are in the neighborhood's southeastern corner, where there's a Walgreens and Taco Bell. Market Street, a 24/7 grocery store, is just east of that for grocery stock-ups. There are a few more chain restaurants in that direction as well, including Johnny Carino's. The local Target and Sikes Senter mall are less than 3 miles southeast. Sikes Senter houses a range of national chains, from At Home to Books-A-Million. Just south of the mall is a local restaurant, The Parkway Grill, serving southern classics like chicken fried steak and Mexican dishes, including tacos.

Local events happen in downtown Wichita Falls

Around 3 miles away, the Wichita Falls Museum of Art, run by Midwestern State University, offers rotating art exhibits and a range of free programming, including art classes. Parents head the same distance to Memorial Stadium to cheer on high school and college football games. According to Dobbins, most local events otherwise happen downtown, about 6 miles away. There’s also a farmers market running every Saturday on Ohio Avenue year-round. And the streets come alive during the monthly art walk, which runs from April to October. Local businesses stay open late to accommodate visitors as they walk vendor to vendor and listen to live music.
